THIS WEEK'S NEW LISTINGS

BANGKOK

This Bangkok Indian Restaurant and Bar benefits from a very favourable lower Sukhumvit location. The enterprise was only recently opened after 1,200,000 baht was spent on assets and leasehold improvements. Measuring 380 square metres and accommodating up to 150 diners, the restaurant has experienced healthy early trade, with over 2,300,000 baht taken in during the first seven months. There is potential for growth as an open air beer garden could also be opened onsite. Ten employees have been recruited to cope with demand, and their remuneration totals 100,000 baht per month. After food and beverage costs are taken into account, along with utility bills that normally total around 22,000 baht per month, the other main expense is rent, which is payable at a rate of 120,000 baht per month. The owner is moving back to his homeland, thereby necessitating the sale. (BKK13681)

This Franchise Pizzeria is favourably located in one of central Bangkok's busiest hospitals. The small outlet measures 16 square metres, and was established at a cost of 1,500,000 baht two years ago, in the midst of several well known brand name shops. The owner has no time to run the business, and will consequently sell for less than original asset value. Annual receipts are good, with 2,220,000 baht coming through the register; overheads are basically franchise fees, monthly rent of 19,440 baht and staff salaries totalling 40,000 baht per month for five full time employees. The brand name of the pizzeria is well known throughout Bangkok, and outlets have been spreading steadily throughout the city. (BKK13438)

Located on the ground floor of a large Bangkok office block, this Fruit Juice Shop has no competition, and consequently benefits from having numerous customers working within the building. The shop was established around three years ago, at a cost of 116,900 baht, and is currently earning annual net profits of 48,800 baht, after all deductions are subtracted from annual receipts of 280,000 baht. The owner has recently had a baby, so she feels unable to take care of it whilst still managing the shop. An asking price that equates to roughly three times earnings plus asset value has been set, but all reasonable offers will be considered. Monthly rent of only 7,000 baht is payable, plus 10,000 baht per month for the salary of one full time employee. PATTAYA

This Guesthouse and Restaurant is located in Central Pattaya, close to the beach. With three storeys and 150 square metres of floor space, the corner unit building contains six fully furnished and air-conditioned guestrooms; each features a DVD player, a wireless internet connection and a safety box, and is rented out for between 500 baht and 700 baht per night depending on season. The restaurant has 30 seats plus a porch area, and 35 rental motorbikes are included in the sale. Owner relocation is planned, and this forces the sale. Rent is payable at a rate of 27,000 baht per month on a three year plus three year lease contract that contains no key money stipulation. A very reasonable asking price has been set for a quick sale, and this basically is equivalent to asset value plus one year's net profits. The assets have been valued at 3,000,000 baht while annual receipts totalling roughly 1,200,000 baht are yielding net profits of approximately 350,000 baht. (BKK13682)

There are two large rooms on the upper floors, with beautiful views over the surrounding area. As the business sits at the entrance to a village complex, there is a ready made market on the doorstep. THAILAND

This Window Blind Manufacturer operates from one of Thailand's most popular tourist regions, where it succeeds largely due to being unique in the area. The owner has been producing wooden window blinds for the past five years, but now wishes to pursue an interest in the real estate market. Although the existing company is not for sale (Sunbelt Asia can assist the new owner in setting up a new company), all assets will be included in the sale; these include a building with a very attractive land lease, all machinery, a stock of wood and mechanical spare parts. The seller will also provide training for a suitable period of time during the takeover phase. Numerous resorts, marinas and luxury villas in the area are counted as satisfied customers, and the owner feels that there is serious potential for distribution to other regions in the Kingdom. Receipts totalled roughly 5,000,000 baht in the last financial year, and these yielded net profits of approximately 2,500,000 baht after expenses were deducted. Assets have been valued at 1,500,000 baht, and there is a valuable inventory of stock worth around 3,600,000 baht to acquire. Overheads are relatively low, with rent payable at a rate of just 3,500 baht per month and salaries of 16,000 baht payable to two full time employees. (BKK13685)

PHUKET

Overlooking Patong Bay and the Andaman Sea, this Five Star Phuket Boutique Resort consists of 21 spacious rooms and suites, an elegant restaurant and a four tiered swimming pool set on two rai (3,200 square metres) of freehold land. The proposed sale has arisen as the owner now lives overseas, and he does not consider the resort to be part of his core business enterprise. An excellent website has been developed, a successful marketing strategy adopted and annual net profits of approximately 20,000,000 baht are consequently being garnered; this is left after all deductions are subtracted from receipts that total around 40,000,000 baht each year. A large workforce has proved necessary, and monthly salaries therefore total 682,000 baht for 46 full time employees. The resort has operated profitably since inception in 2003, and is covered by a Chanote freehold land title deed. (BKK13683)

An excellent job offer that is too good to refuse has convinced the owner of this Phuket Dive and Live Aboard Cruise Company to listen to offers for his 15 year old enterprise. An excellent reputation has been built up over the years. All permits and licenses are up to date allowing the company to provide trips to surrounding islands using a 22 metre boat with five two bedroom cabins and two double bed cabins (14 guests can therefore be accommodated in total). A highly qualified crew of 10 has been recruited and it is believed that they will be more than keen to remain onboard to work for the new owner; their remuneration totals 250,000 baht per month. The last financial year saw receipts totalling approximately 6,500,000 baht produce net profits of roughly 2,200,000 baht after the deduction of all overheads. Operating out of a three storey building with a Chanote freehold land title deed, the company is based close to one of the island's major piers. As all assets included in the sale (boat, building and dive equipment) have been valued at 9,900,000 baht, the owner feels that he has priced the business to sell very quickly, with just 10,000,000 baht sought to secure a business transfer.
