Franchise Restaurant in Sukhumvit, Bangkok -
offer of 3,200,000 baht accepted, still in
due diligence.
Nicely located in one of Bangkok's premier
inner city shopping malls, this new
Restaurant has only been operational
for about three months. The owner has
invested around 3,000,000 baht on assets and
decorations, but must now reluctantly return
to his European homeland due to unforeseen
events. The enterprise has been experiencing
good growth and has seen cash flow rise from
75,000 baht in January to 206,000 baht in
February on the way to 320,000 baht in March.
The owner feels that customer awareness will
see these figures continue to grow in the
ensuing months. A unique menu has been
implemented using original recipes from all
over the world. Rent is understandably high
due to the high profile location, and is
payable at a rate of 160,000 baht per month.
Food and beverage costs must be taken into
account, along with the monthly payroll of
100,000 baht for 10 full time employees. The
restaurant is already reaching the break even
point however, and the owner is confident
that current trends will see the outlet
become cash positive in the short term. The
shop measures 135 square metres and can
accommodate up to 45 diners. (BKK13689)

This Pattaya Beer Bar has been run by
the present owner for the last two years,
although the bar itself was established
around five years ago. Sitting in the Naklua
region of the city, the small outlet would
suit a first time investor with limited
funds, according to the owner. This is
because monthly rent is very reasonable at
just 8,000 baht, with key money of just
60,000 baht applicable at each annual lease
contract renewal. Staff costs are the other
major expense, with eight full time employees
commanding a total monthly wage bill of
29,000 baht. All assets are incorporated in
the sale, including a music system and a
television with UBC satellite broadcasting.
The owner has made a steady if unspectacular
living on the 80 seat premises, but now
wishes to move on; he will discuss detailed
financial results with interested parties.

This well known
Business Consultancy Franchise is
based in Pattaya, and has become available
due to owner relocation. The company was
established two years ago in a four storey
building in the centre of the city. Monthly
rent of 30,000 baht is payable, plus monthly
salaries of 70,000 baht for five full time
employees. Financial results will be
provided for interested parties to examine.

trade, this Chiang Mai Restaurant and
Bar sits surrounded by apartments, and is
close to a university in an area mainly
frequented by locals. Housed within a two
storey building, the business also provides
owner accommodation and consists of the
restaurant area, three bedrooms and a
bathroom. The 100 square metre enterprise
usually earns net profits of around 300,000
baht each year, after all expenses are
deducted from receipts that average
approximately 1,400,000 baht. The owner has
now decided to relocate overseas, and has set
an attractive asking price of just over
annual earnings for a quick sale, even though
all furniture, fixtures and equipment are
included in the sale. Monthly rent is set at
10,000 baht, and salaries total 11,500 baht

Two Commercial Properties in Chiang
Mai are being offered on a freehold basis.
Located in the Loy Kroh region of the city,
both buildings sit on 74 square wah (296
square metres) of land that is just five
minutes walk from the tourist friendly Night
Market. The first property has three
storeys: the ground floor could by rented out
as an office, shop or restaurant, for
example, as it has a Thai style kitchen and a
bathroom; the other two floors feature three
bedrooms (one large and air-conditioned) and
three bathrooms. The second structure has
two storeys, is built using teak, is fully
air-conditioned and furnished throughout, and
provides seven bedrooms and seven bathrooms.

years ago, have around 350 square metres of
living space and provide parking spaces on

UPDATE! First Quarter
results for 2009 continue to show rising cash
flow, with sales totalling 2,482,145 baht
yielding net profits of 373,100 baht after
the deduction of all overheads.
This two year old Hua Hin Restaurant
offers a unique menu that differentiates it
from the crowd. Established two years ago,
the enterprise measures roughly 240 square
metres, operates on a three year plus three
year lease contract and incurs rent set at
80,000 baht per month. A clause has been
inserted in the lease contract that sees the
restaurant provide breakfasts for a leading
hotel in the city, and this helps to boost
the profit margins. Over 85 customers can be
accommodated with ease, in air-conditioned
comfort and in al fresco surroundings. A very
favourable location has been secured directly
across the street from a branch of a major
chain of globally known hotels, while several
other five star, four star and three star
hotels are within easy walking range. Staff
have been fully trained to provide an
authentic atmosphere; salaries total between
75,000 and 90,000 baht per month depending on
season, with 13 full time employees forming
the mainstay of the workforce. The sale
includes pre-paid rent totalling 178,000
baht, a rent deposit of 480,000 baht and an
inventory of stock currently valued at
approximately 250,000 baht. All furniture,
fixtures and equipment will be passed on, and
it is believed that the employees will be
very keen to remain and work for the new
owner. Financial results for 2008 saw a 40
percent jump in profits, with total receipts
of approximately 6,400,000 baht yielding net
profits of roughly 800,000 baht. (BKK13653)
