This leading online Asian Property
Agency has enjoyed considerable success
since being established in Thailand around 10
years ago. Using a website that has been
uniquely configured to cover the entire
region, the agency has built up a detailed
database of residential and commercial
properties both for sale and for rent. The
day to day business is managed and operated
by a real estate team with more than 15 years
of experience in managing, letting and
selling properties primarily in Bangkok, but
also throughout Thailand. A substantial
knowledge of the property market has been
gained over the years, especially in Bangkok
where almost every apartment block is
represented. Most of these properties are
held off the website for reasons of client
confidentiality. The owner now feels the
need to concentrate on the development of an
unrelated website, and he will therefore
listen to offers. He states that one of the
most beneficial factors of running the
website is the ability to regularly access
and update the database from any location in
the world. An average income of around
150,000 baht is being garnered and, due to
the nature of the business, overheads are
kept low. Full financial results will be

This Bangkok based Pork Goods
Manufacturing Company operates from a
large factory that sits on five rai (8,000
square metres) of freehold land. A large
workforce is necessary to keep the production
line running, and normally 80 full time
workers are assisted by around 20 part time
employees. As there is no rent to pay the
payroll therefore forms one of the major
outlays, and averages 380,000 baht per month.
The company is now firmly entrenched in the
marketplace, having operated successfully for
the last 16 years. A wide range of products
have been favourably received by the public,
enjoying a high profile in many leading
supermarkets, while certain items have also
been successfully exported. This leads to
receipts that total approximately 100,000,000
baht per annum, and these yield annual net
profits of around 12,500,000 baht after all
expenses are accounted for; these include
marketing, production, transportation,
packaging and raw material costs. Assets to
be acquired have been valued at 110,000,000
baht and include all buildings, land and
machinery. There are 20 car parking spaces
onsite, and the company benefits from owning
a professionally designed website complete

baht.
The owner of this very profitable Bangkok
Car Rental Firm is looking to retire,
but has no heir to succeed him as manager; he
is therefore reluctantly placing the business
up for acquisition. A fleet of vehicles was
acquired when the company was launched around
18 months ago, and a recent assessment placed
a value of 14,000,000 baht on all cars, vans
and moving trucks. As net profits of
approximately 4,000,000 baht are being earned
(from receipts totalling around 12,000,000
baht), the owner feels that the asking price
of 18,000,000 baht is therefore very
attractive, as this equates to asset value
plus annual earnings. Monthly rental
payments total 45,000 baht for the company
office and for the parking site combined. As
drivers are available for hire along with the
vehicles the workforce is quite large,
numbering 14 full time employees who are paid
150,000 baht per month in total. The sale
includes a functional website which helps to

This Worldwide Accommodation Website
has a database of more than 6,000 registered
accommodations, and has a further 5,000 or so
others on standby ready to be added as new
properties are continuously being registered
online. The website was established in 2000,
under a dedicated management team, with the
aim of creating an online directory of
worldwide accommodation ranging from bed and
breakfasts to five star hotels. As
registration costs US$20 per annum the site
generates receivable income of over
US$120,000 each year, and this amount
increases as the database grows. The coding
of the booking engine generates another
US$50,000 per annum as reservation
commissions cost US$10 annually. A proposed
business transfer has arisen due to the
desire of the owners to re-focus their
interests on other parts of their internet
business. The enterprise can feasibly be
operated from anywhere in the world.

US$150,000
This Italian Restaurant is located
within five minutes walk of the Night Bazaar
in Chiang Mai. The 94 square metre property
incurs monthly rental payments of 15,000 baht
on a rolling annual lease contract. Good
financial results are being seen after two
years of growth, and the last financial year
saw receipts totalling approximately
2,300,000 baht yield net profits of roughly
600,000 baht. The payroll totals 27,500 baht
per month for five full time employees who
are expected to remain in place to work for
the new owner. Although the turnkey
enterprise is offered complete with all
assets needed to continue operations, the
option exists to complete a takeover for just
500,000 baht without any assets (if the new
owner wished to set up an entirely different
kind of endeavour for example). The proposed
sale has arisen due to the owner's recent
decision to relocate. (BKK13691)
Total Investment to Own: 1.3 million
baht.
Located on busy Huaykaew Road in Chiang Mai,
this Restaurant and Bar serves an
extensive menu featuring predominantly Thai,
Chinese and European fare. The enterprise
was only established around six months ago,
but the owner has found that he does not have
the time to manage it in conjunction with his
core business interest. An attractive asking
price has therefore been set for a quick
sale. Recent months have seen sales average
roughly 120,000 baht; monthly net profits of
approximately 25,000 baht have then been
garnered after all monthly expenses were
accounted for. The main overheads, after
food and beverage costs, are rent, payable at
a rate of 22,500 baht per month, and salaries
totalling 21,000 baht per month for three
full time employees. It is believed that the
landlord is willing to offer a long term
lease for the 180 square metre 70 seat
property to the new owner, if desired.
Assets to be passed on include a projector
TV, a stereo system, a secondary TV, an
internet connection and kitchen equipment.
The asking price also includes a reclaimable
security deposit of 40,000 baht. (BKK13690)

UPDATE! The owner is now
highly motivated to sell, and will listen to
all realistic offers.
Boasting
a reputation for serving some of the best
food in Hua Hin, this seven year old
Restaurant and Pub has developed a
strong customer base, and enjoys repeat
custom from expatriate residents, locals and
tourists alike. Based in large premises
measuring 600 square metres, the three storey
business will have the option to expand in
around 18 months when another 650 square
metres of space is expected to become
available. At present monthly rent of 60,000
baht is payable for both the pub/restaurant
and apartments on the floors above. A long
nine year lease contract is in place, and
this can be extended on expiry. The payroll
totals approximately 70,000 baht per month
for nine full time employees.
Valuable assets worth around 5,500,000 baht are included in the sale; the entire package can be acquired for 14,000,000 baht, but the owner is prepared to sell the pub/restaurant for 10,000,000 baht with the apartments then being available separately for 4,000,000 baht. The property is nicely positioned in a beautiful area of the city, on the seafront, and benefits from having a large free car parking area for approximately 100 vehicles directly opposite. The owner is not happy with the standard of education that his children are being given, and therefore feels the need to sell the business to relocate to an area with better schooling.
The interior of the pub/restaurant in very
stylish; marble flooring and bench tops are
augmented by hardwood bar tops and cast iron
and teakwood tables. Around 70 patrons can
be comfortably accommodated, and they can
make use of a dart board, a pool table and
five large flat screen televisions. The
kitchen is fitted out to professional
standards, and features a walk in chiller and
freezer. The apartments are also stylish in
the extreme, and benefit from impressive sea
views, elevator access and large sun
terraces. The entire property is
air-conditioned throughout. Fully documented
accounts will be made available for
