THIS WEEK'S NEW LISTINGS

BANGKOK

This IT Services Company is well located in the Silom Business District in Bangkok. Software development, website design and website hosting are the main endeavours of the company, which was formed in November 2007. A large office measuring 60 square metres was acquired on a leasehold basis with monthly rental payments of 12,500 baht being applicable. The office is within easy reach of BTS Skytrain and the MRT Metro stations, and close to shopping centres, restaurants and bars. Only one employee is currently working, on a salary of 16,500 baht per month; he is skilled in PHP programming, Photoshop, Flash and Dot Net programming. There are assets worth 126,000 baht included in the sale, but other equipment is available if required. The company has only begun operations on a minimal basis to date, but a website is in place to generate trade; the owner now needs to return to his country of origin however, and offers are encouraged. UPDATE! The owner is motivated to sell, and has consequently reduced the asking price from 63,000,000 baht to 40,000,000 baht, which is much less than asset value.
This Nightclub and Lounge is located inside one of Bangkok's leading five star hotels. The enterprise has only been operational for a few months, but is already seeing significant custom. With around 1,300 square metres of floor space, the large site is manned by a large workforce consisting of 24 full time employees; remunerations are high therefore, totalling 325,000 baht per month. Monthly rent of 580,000 baht forms the other regular major expense. The owner lavished 63,000,000 baht on assets and leasehold improvements when preparing the premises for the recent commencement of operations; he is inexperienced in the industry however, and will accept the same amount as he has invested to achieve a business transfer. The opportunity therefore exists to takeover a lavish enterprise that has the potential to become one of the city's major nightlife venues. As the venture is new it is difficult to predict annual financial results, but early results are highly promising, and full details will be provided to qualified investors. (BKK13675)

UPDATE! The owner is now very motivated to sell, and has consequently reduced the asking price from 1,700,000 baht to just 700,000 baht.
Established four years ago, in a busy central district with many office workers and tourists, this Bangkok Spa was recently earning annual receipts of 2,640,000 baht and annual net profits of 323,400 after the deduction of all expenses. The main overheads were monthly rent of 84,000 baht and staff salaries totalling 55,000 baht per month for six full time employees. The business was recently taken over and is currently struggling to break even, however, which prompts the offering as an asset sale. High quality assets to be acquired carry a valuation of 2,000,000 baht, and there is a professionally designed website where customers can book services online. The property measures 130 square metres, and a lease that runs until 2010 is in effect, with a three year option to renew. (BKK13647)

PATTAYA

Firmly established after more than 10 years of trade, this Pattaya Guesthouse occupies a four storey double shop house next to the beach, and has approximately 320 square metres of floor space to utilise. There is a 40 seat restaurant on the ground floor with additional terrace seating, while a pool table is also provided indoors for the amusement of patrons. A total of 15 guestrooms of various sizes occupy the floors above; each is well furnished with a large bed, a TV and a safety box. The rooftop terrace provides pleasant views and is home to four water tanks which provide a bounteous water reserve. A strong customer base has been built up over the years; this is the backbone of the business, but a well designed website also provides new guests through an online booking system. The owner runs three other businesses and has recently decided that he needs to slow down; this prompts the proposed sale, and the owner will provide detailed financial results to serious buyers; these show that in the last financial year receipts totalling around 4,800,000 baht yielded net profits of roughly 1,500,000 baht. The main overheads are monthly rent of 33,800 baht and monthly salaries totalling 35,000 baht. A long lease has been secured, and this is renewable every three years. Assets to be acquired have been valued at 1,500,000 baht. (BKK13699)

This recently constructed Four Storey Building sits close to a major shopping mall, banks, a hospital, a park and a condominium complex in Central Pattaya. The property is being made available on a leasehold basis, with rent payable at a rate of 30,000 baht per month with no key money stipulation. UPDATE! A new lease contract has just been signed, key money has been lowered, and the asking price has been reduced from 870,000 baht to 780,000 baht, although a joint partnership would now also be considered.
This Beauty Salon is located in the heart of Pattaya, and is surrounded by numerous bars, hotels and restaurants. Attractively decorated and well equipped, the salon looks out onto one of the busiest sois in the city, with an abundance of passing trade seven days a week. There are two styling stations in the salon, and two employees are in place earning 7,000 baht per month each. Monthly rent is very affordable at just 6,000 baht, and full financial results will be discussed with interested parties. Newly renovated, this six year old Guesthouse and Bar sits near Jomtien Beach in Pattaya. Expensive furniture has been added to the three guestrooms, and the bar now features wood panelling, sofa seating, a large flat screen TV and a high quality sound system. The porch provides a relaxing retreat, and now has a pool table. Two of the guestrooms have a balcony, while the third has a separate kitchen and an en-suite bathroom and is currently used as the owner's accommodation. Trade results have been very positive to date, and a full financial breakdown will be provided for interested parties to examine. Rent is payable at a rate of 20,000 baht per month on a long term lease contract that can be extended every three years for the next 12 years. CHONBURI

Located close to Bangsaen Beach in Chonburi province, this newly constructed Apartment Block can be reached from Suvarnabhumi Airport in one hour. Fully furnished, with air-conditioning in every room, the property began accepting rentals in January 2008; prices were set at 900 baht per night for a deluxe room, including cleaning, electricity and water, and long term rentals were set at 5,800 baht per month for a standard room. There are a total of 81 apartments in the building; 74 of these are studio rooms (standard and deluxe), but there are also seven VIP suites that rent for 15,000 baht per month. The building is complete with an elevator, a swimming pool, a laundry, a mini-mart and a car park. Many restaurants and bars are on the doorstep, while several department stores and supermarkets are within a 15 kilometre radius. The asking price reflects construction costs, land value and the worth of all furniture, fixtures and equipment. Income is 445,000 baht per month when completely full and net profits of roughly 5,000,000 baht were attained in the first 12 months of trade. Total floor space measures 2,500 square metres and there are 30 parking spaces onsite. (BKK13700)

CHIANG MAI

This Chiang Mai Restaurant was only established recently, so there are no financial returns to report. The eatery is located in the Old City region in a three storey property that features a two bedroom owner apartment. Rent of 11,000 baht per month is payable, along with a payroll that totals 10,000 baht per month for two full time employees. All assets are included in the sale, and these include furniture, fixtures and kitchen equipment; the new owner can therefore continue operations from day one. (BKK13697)

A Fast Food Restaurant located in one of Chiang Mai's busiest shopping centres has become available for acquisition. The 20 seat outlet was only opened just over a year ago, but saw receipts of approximately 2,400,000 baht yield net profits of roughly 400,000 baht during the first 12 months of trade. Rent is payable at a rate of 25,000 baht per month, and salaries total 17,000 baht per month for three full time employees. All furniture, fixtures and equipment are included in the sale. (BKK13696)

Impending owner relocation forces the sale of this western style Restaurant. Established just six months ago on a busy main street in Chiang Mai's tourist belt, the business is already breaking even. The restaurant sits in a completely renovated building, covers two floors, measures approximately 60 square metres and incurs monthly rent set at 22,000 baht. Owner accommodation is a feature of the property, and the landlord has already stated that he is happy to negotiate a long term lease contract. Located in the heart of Chiang Mai's tourist district, this Spa and Massage Salon has become available for acquisition because the owner needs more free time to take care of her children. The business sits in a four storey building that contains six bedrooms, four bathrooms, eight massage tables and two air-conditioning units. In all there is 200 square metres of floor space to utilise, and rent is therefore considered reasonable at 28,000 baht per month. Annual net profits of around 450,000 baht are being garnered after all overheads are deducted from receipts that average 780,000 baht. KOH SAMUI

UPDATE! The asking price has been drastically reduced from 5,200,000 baht to just 3,000,000 baht, for a quick sale.
Breathtaking views over Chaweng and the waters beyond are provided by this 325 square metre Koh Samui Plot of Land. A 120 square metre modern European style house is in the process of being built on the land; it is structurally complete and now only needs the addition of a roof before interior decoration can commence. When finished the building will have a 43 square metre living/dining room, a 24 square metre master bedroom, a second 21 square metre bedroom (both with en-suite bathrooms), a spacious fully equipped kitchen, a covered parking area and a large terrace with sea views. Around 1,200,000 baht will be needed to complete the project. The owner intended to live here, but relocation due to family reasons has now forced him to sell. KOH CHANG

UPDATE! The landowner has confirmed that he is prepared to offer a 20 year lease contract to the new owner, thereby making the property even more desirable.
This Beach Bungalow Resort was established on Koh Chang around six years ago, but has only been run by the current owners for approximately two years. The resort consists of a private cove, 25 bungalows, a large 50 seat restaurant with bar, a well equipped kitchen, an office, three shower blocks, a massage centre, a two storey house and a pier with two bungalows. Also onsite are a four vehicle car park, a work shed and a storage room. Monthly rent is payable at a rate of just 10,000 baht, but will rise to 20,000 baht in November 2009; the current lease runs until that date, but the landowner has confirmed that he will extend the lease with a new owner.

The secluded property is highly picturesque, and is totally unaffected by any other resorts or developments; it sits on land measuring five rai (8,000 square metres), though currently only approximately three rai is being used. Just five minutes walk away is a local village and a pier used for boats travelling to other islands, for day trips and for diving trips etcetera. The land has a large beach frontage and is built within a private cove. All bungalows have either a cliff top sea view or a beach side view of the village. Permission has been granted for the construction of a further 15 bungalows if required.

Total asset value has been estimated at 3,000,000 baht, and an inventory of stock worth around 500,000 baht is on hand. Sales have risen appreciably during the second year of trade, rising from 503,636 baht to 2,020,251 baht; accurate and detailed cash flow and occupancy spread sheets will be made available to a potential buyer. The owners have been very happy with the success of the project so far, but want their young son to have the best possible chance of a top education, and that reluctantly means moving away from Koh Chang. A registered company is included in the sale, and this provides a work permit. (BKK13625)
