BANGKOK

An experienced Bangkok Marketing Company specialising in the fields of media, events, entertainment and production has become available for part acquisition as the owner seeks to raise capital for an unrelated venture. Online, offline and mobile telephone services are provided to boost momentum for sales drives by local companies. The company was established three years ago and has grown to the stage where receipts of 12,000,000 baht were generated in 2008. An advantageous Sukhumvit Road location has been secured on a lease that runs until 2011, with monthly rental payments of 40,000 baht being applicable for premises measuring 120 square metres. An experienced workforce of 10 employees is in place and they command a total monthly salary bill of 200,000 baht. Assets worth 1,000,000 baht are in place. Funds are being sought to aid in expansion, and investors have the chance to acquire a stake in the company dependant on their financial commitment (the company has been valued at 12,000,000 baht, so shares are available based on this assessment). The owner of this Bangkok based Fast Food Delivery Company is moving back to his European homeland, and must consequently listen to offers. Established around 18 months ago in a central area of the city, the enterprise sits close to well known business and residential areas and therefore capitalises on both lunchtime and after-hours meal deliveries. The concept is now well accepted and is ready to franchise. Measuring approximately 150 square metres, the two storey property incurs monthly rental payments of 40,000 baht. Assets valued at around 900,000 baht are included in the sale, and there is a well trained workforce in place. An inventory of stock normally worth in the region of 120,000 baht will also be acquired. Full financial records will be disclosed to interested parties, but receipts for the current year are expected to top the 2,000,000 baht mark. A well developed website is the cornerstone of the endeavour, and this will also be included in the sale. The owner is eager to relocate and will consequently accept just 50 percent of the asking price as an initial investment, with the balance payable at a later date. (BKK13721)

This Bangkok Thai Restaurant has a ready made customer base on the doorstep as it sits next to one of the city's main universities. The 50 square metre enterprise was established three years ago, but has since become too much work for the owner to handle (the owner now has to also take care of the family business). Around 1,200,000 baht was spent on assets and leasehold improvements at inception and a chef, an assistant chef and two waitresses were recruited to cater to up to 50 diners. After food and beverage costs are accounted for, the main overheads are monthly salaries totalling 26,500 baht and rent, which is payable at a rate of 32,830 baht per month. The restaurant earns net profits of over 1,000,000 baht from receipts totalling approximately 2,235,000 baht, after the deduction of all expenses. (BKK13720)

UPDATE! The enterprise continues to increase record breaking sales no matter what the business climate may be and achieved a seven year high for sales in March 2009. April 2009 sales hit a 10 year high while the festive Songkran festival resulted in the second best income in 10 years.
One of the best known gay entertainment venues in Thailand has become available for acquisition due to a partnership dispute. The Pub, Restaurant and Karaoke Lounge is located in a central entertainment area of Bangkok popular with tourists, and close to both the Skytrain and Metro transport networks. Serving Thai and International meals for over 20 years, the multi-level business has become an icon worldwide, and maintains interest via a well visited website. As only one of the partners is leaving, the opportunity exists to become joint owner of the successful enterprise, receiving a monthly wage and a work permit paid for by the company, along with a mobile SIM card supplied and paid monthly, food and drinks, Income Tax and Social Welfare benefits. With a capacity of 365, the large venue operates theme nights and special events on a regular basis, and is consequently busy all year round. Gross sales are averaging approximately 20,000,000 baht per annum, and net profits rose from 1,872,000 baht in 2006 to 2,449,000 baht in 2007 (results for 2008 are still being compiled, but are in line with previous figures). The main outlays are rent, payable at a rate of 31,500 baht per month, salaries totalling on average 268,000 baht per month for 33 full time employees, and utility bills which normally total around 68,000 baht per month. Food and beverage costs also have to be taken into account. (BKK13593)

This Bangkok Hairdressing Salon has been running for less than a year, but has become available for acquisition as the owner now wishes to pursue a different business opportunity. Early results have seen the salon earn receipts of around 120,000 baht per month, leading to net profits of approximately 50,000 baht per month after the deduction of all expenses. Monthly rent of 30,000 baht is payable, and salaries total 35,000 baht per month for the three full time employees. The owner spent approximately 2,500,000 baht on assets and leasehold improvements when opening recently, but will accept just 2,700,000 baht to secure a business transfer. The property measures 120 square metres, and is well located in the Ekkamai region of the city. (BKK13433)

PATHUM THANI

This beautiful stand alone property sits amid manicured gardens next to a peaceful large lotus pond in Pathum Thani, north of Bangkok, where it operates as a Bed and Breakfast Lodging House. The enterprise began five years ago, but recently the owner has found his time is taken up on other projects; he has consequently decided to place the freehold property on the market. Consisting of six modified two storey teakwood houses with air-conditioning and en-suite bathrooms, sitting on land measuring approximately 12 rai (19,200 square metres), the property was recently valued at 18,000,000 baht. The large garden has been partly paved with concrete blocks to allow for the parking of up to 20 vehicles.

A tranquil orchard community surrounds the property, and it would therefore suit an investor wishing to escape the hustle and bustle of city life. The land area is covered by six different freehold title deeds; sprinkler systems have been installed as part of the area is designated for turf farming, and the property could therefore be purchased as a total package, or could be sub-divided if required. The asking price has been set corresponding to the value of the land and buildings, even though modest revenues are being made. Rooms are rented out for 1,500 baht per week, while the turf consulting division receives 18,000 baht per month in rental income. Net profits of 142,000 baht were earned in the last financial year after all overheads were accounted for. Owner financing is available and the owner welcomes all initial investment offers. PHUKET

Located in the busy centre of Kata next to a huge resort, this Phuket Guesthouse has recently become available for acquisition due to planned owner retirement. Two buildings are incorporated in the sale: one can be purchased freehold with a Chanote title deed while the second can be leased on a long term contract. This means there is approximately 900 square metres of floor space to utilise. At present the guesthouse consists of a restaurant, a travel agency, a bar, an internet corner and 10 high end luxury guestrooms, some equipped with a Jacuzzi and some with small kitchens. Total assets have been appraised at over 8,000,000 baht, not including the freehold building. Only four employees are required to run the operation however, and their remuneration totals 30,000 baht per month. Excellent occupancy rates have been achieved, and in the last financial year receipts totalling roughly 7,800,000 baht yielded net profits of around 4,700,000 baht. The restaurant and travel agency are being rented out; these bring in 60,000 baht per month which exactly covers the monthly rent for the leasehold building which is covered by a 10 year rental agreement (a five year contract with a five year option). KOH SAMUI

UPDATE! The asking price has been reduced from 1,400,000 baht to 1,000,000 baht.
This cosy three year old European Restaurant is situated on the busy Beach Road in Chaweng, on the island of Samui. The owner is looking to sell the business as he has other projects on the go in Bangkok, and finds it difficult to adequately maintain activities in both locations. Located in a two storey property, the business features an atmospheric air-conditioned restaurant on the ground floor, supplemented by a teak wood terrace, a bar area, customer toilets and a small office. The upper level features a large professional stainless steel kitchen that has been expertly maintained, with a separate preparation area, a cooking area and a dish cleaning area. Assets to be acquired have been valued at 1,200,000 baht.

Additional income could be generated by making use of the good quality bakery equipment that is currently in place. At present annual receipts of approximately 2,100,000 baht are yielding annual net profits of roughly 225,000 baht, but the seller feels that these figures can be easily improved by a new owner operating onsite, as he is unable to do. The workforce consists of four employees, and their remuneration totals 60,000 baht per month. A new three year lease contract will be provided by the landlord under the current rental agreement, which stipulates monthly payments of 30,250 baht. (BKK13441)
