Welcome to this week's newsletter. Details of our new business listings are detailed below.

details of recent business transfer
activity:
Offer to purchase accepted and in the
due diligence stage:
Bakery and Restaurant in Samui - offer of
4,000,000 baht accepted, still in due
diligence.
Franchise Restaurant in Sukhumvit, Bangkok -
offer of 2,600,000 baht accepted, still in
due diligence.
This Bangkok Boutique Hotel only
opened in 2008, but has become available for
freehold acquisition as the owner has no
experience in the hotel industry. The hotel
is within easy reach of a major BTS Skytrain
station, and only about 15 minutes walk from
the MRT Metro system. Easy access to the
expressway is also provided, meaning that the
international airport at Suvarnabhumi can be
reached with ease, either by taxi or via the
new high speed rai link's city terminal. A
total of 62 deluxe rooms and suites are
provided in a range of sizes; each is
decorated tastefully with high end furniture
and features a flat screen TV, a DVD player,
an IDD telephone line, a fully stocked
mini-bar, a high speed internet connection,
an in-room safe, a refrigerator,
complimentary tea and coffee making
facilities, a hair dryer, bathroom scales and
an electronic key card. International haute
cuisine is provided by the hotel's
restaurant. Two buildings are incorporated
in the sale; one is eight storeys tall while
the other has five storeys. Freehold land
measuring 375 square wah (1,500 square
metres) is also included. The turnkey
enterprise is staffed by 40 full time
employees and augmented by an attractive
website complete with an online booking page
and parking for 25 vehicles. (BKK13726)

This large Bangkok Bar and Grill was
only established two months ago, but personal
circumstances now force the owner to consider
a sale. A long lease contract has been
negotiated, and this runs, with contract
extensions, until 2017. Monthly rent of
49,000 baht is applicable, but no rent
increases are stipulated during the term of
the eight year lease. Approximately
4,000,000 baht was spent on assets and
leasehold improvements, and everything is
still as new. The building was completely
renovated; the wiring and plumbing systems
were both revamped and top end assets were
installed. The kitchen now features a
charcoal grill and professional stainless
steel fixtures and equipment. Consisting of
two double shop houses with five floors, the
large property features two bar areas, a
restaurant, pool tables, six apartments and a
rooftop area. A well attended university
sits nearby and the area is regarded as a
nightlife zone. Three full time employees
and a part time worker have been employed and
the business is fully operational. A
registered company can be acquired if
desired. The owner will introduce the
investor to all suppliers to guarantee a

available for rent in a prominent Bangkok
business zone. Sitting on the 27th floor of
a well known commercial building, the offices
can be acquired for monthly rent of 575 baht
per square metre. The units vary in size,
and range from 51.85 square metres to 188.85
square metres (two units measure 94.4 square
metres while the fifth measures 62.5 square
metres). Sitting close to one of the city's
MRT Metro and BTS Skytrain hubs, the offices
are air-conditioned and have access to a
receptionist and a maid. Common areas
feature a reception, a pantry, a
refrigerator, a microwave oven and bathrooms.
Security cameras are in place and a smart
card access system with attendance time
reporting has been installed. High speed
Wi-Fi internet connections are incorporated
in each unit. The building itself has ample
car parking, a meeting room with LCD
projector, a swimming pool and a fitness

UPDATE! The asking price
has been reduced from 580,000 baht to 380,000

Other business
commitments have forced the owner of this
brand new Bangkok Coffee Shop to
consider a sale. The café is situated in a
recently upgraded building opposite a new
development of low rise apartments, and is
surrounded by private housing. High quality
equipment has been installed throughout, and
assets included in the sale include
refrigerators and a freezer for the sale of
ice cream products. The ground floor
consists of seating for 22 customers, a
counter area and western style bathroom
facilities, while additional seating is
provided in a small garden at the rear. A
modern staircase leads to the first floor and
a beautifully decorated large room that could
be utilised to expand the café, as an office
or as living space. The main outlays after
food and beverage costs and utility bills are
taken into account are monthly rent, set at
14,000 baht, and monthly salaries totalling
14,000 baht for two full time employees.

This Bangkok based
Dining Website offers information on a
wide ranging selection of restaurants
throughout Thailand and the Asia Pacific
region. Comprehensive details and
photographs of all establishments are
provided online, and a large database has
been built up over eight years of trade. The
owner is now looking to sell the endeavour as
he has another unrelated project in Phuket
that requires most of his attention. This is
in spite of the fact that yet another
development in his native country needs
tending to; the website is therefore being
left to run under the guidance of a salesman
who now performs most of the day to day tasks
on a commission basis. An investor who
didn't wish to take much of a hands-on
approach (the website still needs updating
with new information and email communications
need to be handled), could therefore let this
arrangement continue.
Many travel directories now mention the
website as being significant. Very little
computer knowledge is needed, and the
enterprise can be feasibly operated from any
location in the area. Search engine results
are excellent, and the site is now considered
to be one of the most noteworthy of its type
in the world, leading to even greater demand
from restaurant owners. Gross sales have
risen from 880,000 baht in 2006, to 990,000
baht in 2007, while 2008 produced an amount
of 1,215,000 baht. As overheads are very low
these figures are almost pure profit, with
only around 50,000 to 150,000 baht deductible
each year (mostly depending on commissions).
The owner feels that the website is a fun
way to earn a living in Thailand with as much
or as little effort as you may choose, while
enjoying good food (often provided free)

The owner of this Bangkok Thai
Restaurant has recently decided to
relocate with his wife back to his European
homeland; he is therefore seeking an investor
to purchase the enterprise. Sound financial
results have been attained, with receipts of
around 3,000,000 baht per annum yielding net
profits of approximately 1,000,000 baht. The
location is good, close to Sukhumvit Road in
one of the leading lower Sukhumvit sois.
Measuring 260 square metres, the
establishment has seating for 36 customers
inside the property and seating for a further
17 in alfresco surroundings. Numerous
condominiums are located within walking
distance and the restaurant draws its
customer base from local Thai and expatriate
residents. Assets valued at 180,000 baht are
included in the sale. Rent is set at a rate
of 70,000 baht per month. (BKK13382)
