activity:
Offer to purchase accepted and in the
due diligence stage:
Bakery and Restaurant in Samui - offer of
4,000,000 baht accepted, still in due
diligence.
Franchise Restaurant in Sukhumvit, Bangkok -
offer of 2,600,000 baht accepted, still in
due diligence.
Investors are being offered the opportunity to build up the Master Franchise of an international, multi-award winning franchise specialising in an extensive range of Unique and Creative Beverages. The idea was first launched in a nearby Asian country in 1992, and approximately 700 stores are now operational around the world. Recently arrived in Thailand, the brand aims to establish 30 stores in upmarket shopping malls within five years (it is believed that at least 200 stores can be opened throughout the country during the ensuing years). An input of capital is now needed, as 15,000,000 baht has been spent to date to create a Bangkok headquarters and three recently opened outlets (Bangkok, Pattaya and Chonburi).
Two options are on the table: a 50 percent acquisition for 15,000,000 baht or a full buyout for 18,000,000 baht. The first option would mean an active or passive investor would be matching the initial development investment to date; he or she must also be prepared to match any future investments, although this would only be by mutual consent, and at this stage would probably be limited to 5,000,000 baht. The second option would require an active investor who would need to invest a minimum of a further 18,000,000 baht on the concept; a total of 36,000,000 baht would therefore be necessary.
The product range is considered healthy, clean and ethical, providing fun and energetic drinks that are not overly trendy, thereby appealing to a wide ranging customer base. An import license has been obtained, and employees have been trained in the product's country of origin. The first shipment of raw materials arrived late last year, in ample time for the launch of the first three shops. A very accessible location was found in a three storey property in Bangkok, and this expandable property acts as the company base (a house next door can be built to the same specifications if needed).
A well proven highly efficient point of sale
system has been implemented, and this tracks
stock and provides sales information in real
time via the internet. All shops, although
new, are experiencing very good repeat
custom. Almost 1,000,000 baht has been spent
on marketing, and plans are afoot to launch
more outlets in Bangkok's shopping malls.
Brand recognition is expected to grow as the
year progresses, leading to increased sales.
The cost of raw materials is destined to
decrease as local sourcing is currently being
undertaken. (BKK13733)

Investment to Own: 18 million baht (or 15
million baht for 50 percent).
This five storey Bangkok Guesthouse
sits in a lower Sukhumvit soi, close to a
major hospital, a Skytrain station and an
abundance of nightlife venues. A long
renewable lease contract has been negotiated,
and this does not run out until 2020.
Planned owner relocation forces the sale
after four successful years; detailed
financial results will be provided for
interested parties to examine. Rent is
payable at a rate of 80,000 baht per month,
while salaries totalling 30,000 baht are
payable every month to four full time
employees. The seven room air-conditioned
guesthouse is augmented by a massage salon
with four rooms for Thai massage, foot
massage and herbal massage. A beauty salon
sits on the ground floor, along with an
internet area. Capacity is at 90 per cent
almost all year round, mainly due to the
excellent location close to the hospital.
Assets worth approximately 1,500,000 baht
will be included in the sale. It would be
possible for the new owner to open a bar and
restaurant on the ground floor as there is
already a small kitchen in existence.

Total Investment to Own: 5
million baht.
The owner of this Bangkok Guesthouse
is planning to move overseas, and must
therefore listen to offers for her brand new
enterprise. The guesthouse sits in a quiet
residential area near Sukhumvit Road, close
to a BTS Skytrain station and a major
shopping centre. In the immediate vicinity
are numerous restaurants, bars and spas.
Many customers have already been attracted to
the stylish residence, even though trading
only began a few weeks ago. Nevertheless,
the owner feels that a marketing campaign
needs to be undertaken for maximum awareness.
The property features 12 uniquely styled
air-conditioned rooms with en-suite
bathrooms. Flat screen television sets, key
card security and free Wi-Fi internet
connection is provided in each room. Rent is
payable at a rate of 30,000 baht per month on
a long nine year lease contract (three years
with two renewal options for three years
each). A website with online booking has
already been developed and is attracting

This Bangkok Bar and Restaurant sits
in busy Ratchadaphisek Road. Modern styling
was utilised when the bar was designed, with
the doors opening for trade roughly two and a
half years ago; numerous offices are located
in the vicinity and office workers and
expatriates have proved to be the most
reliable patrons. Planned relocation now
forces the owner to consider a sale.
Receipts for the last financial year totalled
9,578,000 baht, and the main overheads, after
food and beverage costs and utility bills
have been taken into consideration, are
monthly rent of 118,438 baht, and monthly
salaries totalling 233,000 baht for 11 full
time employees. The property measures 200
square metres and provides seating for 80
customers. An initial investment of just
800,000 baht is required to facilitate a
business transfer, with the balance (90 per
cent) payable in instalments. Assets worth
almost 5,500,000 baht are included in the

An Apartment in a prestigious inner
city condominium has become available for
acquisition. Measuring 176 square metres,
the fully furnished unit has two bedrooms, a
living room, a kitchen and three bathrooms.
The property sits high up in the 36 storey

Parking spaces are provided (the building has
277 car bays) and the contemporary building
features an elegantly appointed lobby, a

Impending
owner relocation forces the sale of this
Bangkok Fashion Outlet. Located in
the fashion dedicated Platinum Shopping
Centre in Petchburi Road, the shop has run
successfully for four years, and currently
earns annual net profits of approximately
1,750,000 baht after all deductions are
subtracted from receipts that total roughly
4,800,000 baht. The shop occupies two units,
measures 30 square metres and incurs monthly
rent totalling 84,000 baht (42,000 baht per
unit); this has already been pre-paid until
the end of 2009 however. Three employees are
in place and their remuneration totals 20,000
baht every month. The owner feels that the
shop is perfectly positioned in a highly
visible area of the shopping centre; no
vacant units are currently available in
Platinum as the centre has experienced
increased popularity over the years.
Revenues have increased every year since
inception, and the owner feels that this is a
trend that is destined to continue. The shop
specialises in a popular range of bags,
shoes, belts and accessories. Assets worth
300,000 baht will be included in the sale,
along with an inventory of stock that is
currently worth 483,000 baht. (BKK13652)

These two Luxury Two Storey Apartment
Houses are located close to the Banyan
Tree Resort in Laguna on the island of
Phuket. Featuring wooden floors, exquisite
furniture, four poster beds and high quality
fitted kitchens, the properties were
purchased for 15,000,000 baht each; the owner
is now looking to sell and will accept the
same price for a quick sale. Beautiful
landscaped gardens are augmented by ornate
swimming pools, and there is freehold land
measuring 90 square wah (360 square metres)
incorporated in the sale. Each unit has a

BKK13729RP-This Pattaya
enterprise consists of a number of Serviced
Apartments and Mini-Marts. The main building is
a serviced apartment hotel with nine fully equipped
rooms decorated in European style. Only renovated
four months ago, the four storey hotel features brand
new assets; all rooms are now air-conditioned, and
equipped with cable television, hot water, mini-bars
and refrigerators, while entrance is protected using a
security key card system. Early results have been
positive, with receipts increasing by the month. The
ground floor is home to one of the company's mini-
marts, while another is located nearby on a busy soi.
Both mini-marts are well equipped and supplied by
the same contractor used by well known brand name
franchise mini-marts in the area. The second mini-
mart sits on the ground floor of a building with another
three freshly renovated serviced apartments; this
building sits close to condominium complexes and a
leading hotel, and foot traffic is consequently always
high. Over 3,500,000 baht has been spent in total on
renovations and assets in both buildings. Projections
for the first year of trade would see receipts total
around 5,000,000 baht for the mini-marts alone (not
including apartment revenue), and these are expected
to produce net profits of almost 1,300,000 baht. Stock
worth approximately 700,000 baht is included in the
sale, along with a registered company. (BKK13729)
