THIS WEEK'S NEW LISTINGS

BANGKOK

This Discotheque sits in a famous designated nightlife zone in the Huay Kwang region of Bangkok. The enterprise was established roughly eight years ago in a two storey property with total floor space measuring 750 square metres. Very popular with teenagers, the area has plenty of car parking facilities and is within easy reach of the city centre. Assets to be acquired are very upscale, and carry a valuation of approximately 19,000,000 baht. The discotheque showcases the best of local and international musical talent with international disc jockeys of world renown hosting some of the biggest and most influential events in Bangkok's electronic music scene. Around 1,200 revellers can be accommodated and the venue is often at maximum capacity at weekends. Over the last three years the club has seen receipts average around 70,000,000 baht per annum, and annual net profits of around 22,000,000 baht have consistently been earned (net profits reached 25,200,000 baht in 2006). Monthly rent is understandably high at 285,000 baht, and the workforce commands a monthly salary usually totalling around 180,000 baht (around half of the employees are hired on a part time basis). The sale has only arisen due to the owner's recent decision to relocate to Pattaya. (BKK13756)

The owner of this chain of spas has recently found that managing three separate enterprises has become too taxing, especially as she has recently become pregnant. The flagship Day Spa endeavour is therefore being offered up for new ownership. A high profile location next to one of Bangkok's main Skytrain stations was chosen for the venture around eight years ago (a Metro station is also just a short walk away). Monthly rent was negotiated at 380,000 baht for large five storey premises measuring 1,500 square metres, and a large workforce numbering some 45 employees (most working on a part time basis, and paid on commission) was comprehensively trained. The lease is not due to expire until 2013, and can be renewed until 2019. Recent financial results have been very positive, with gross sales rising by around 2,000,000 baht each year to the stage where 12,000,000 baht was taken in during 2008. Net profits have risen accordingly, with proceeds of 1,000,000 baht in 2006 rising to 1,500,000 baht in 2007 and 3,000,000 baht in 2008. Three of the floors can be further developed by introducing a spa concept with yoga and suites for the exclusive use of spa members. A restaurant on the top floor providing fruit, juices and salads, served in an al fresco terrace setting, is also envisaged. Assets valued at 1,000,000 baht are included in the sale. (BKK13754)

This brand new High Speed Wireless Internet Service Provider is based in Canada. The owner has spotted a niche in the market that presents an excellent opportunity for the company to establish itself, but investment is needed to get the business up and running. A license from NTC to provide internet and telephone services has already been acquired, a distribution network is in place and fifty companies have expressed an interest in the service so far. The owner has a wealth of experience in this industry; he set up a similar network in Canada four years ago and this has seen continued yearly growth. All that is required to get the business operational is an investment in equipment followed by a four to six month set up period. (BKK13755)
