BANGKOK

The owner of this Bangkok Real Estate Agency wishes to sell the company so that he can concentrate on his new unrelated business venture. The agency was established six years ago, and has now accrued over 6,500 listings throughout the city, along with a photographic database of hundreds of properties. Real estate in Hua Hin, Koh Samui, Pattaya and Phuket are also featured however, and the company acts as international relocation agents, having developed relations with local embassies and several multinational companies.

Two well established websites with good search engine ratings are included in the sale, and these dovetail to cover both the retail and the rental markets. The company also offers a property management service and professional property search assistance for investors. Operating from a centrally located office measuring 85 square metres, the agency earned annual net profits of 2,941,000 baht in the last financial year. This is after all overheads were deducted from receipts totalling 5,653,000 baht. Monthly rent of 24,000 baht is payable, along with staff salaries that total 36,000 baht per month for three full time employees. (BKK13810)

This Bangkok Publishing Company is seeking investment to raise funds for expansion into retail, with five bookshops planned to open in Thailand within two years. With this in mind 30 percent of the company is being offered for 9,000,000 baht, although the offering consists of three 10 percent parcels priced at 3,000,000 baht each. The owner is prepared to guarantee investors a five percent return on investment for the first three years. Firmly entrenched in the marketplace, the company has run successfully for the last 12 years, building up a good reputation and a reliable customer base along the way. Sales over the last three years have risen from 5,000,000 baht to 8,000,000 baht, while net profits have doubled from 2,000,000 baht to 4,000,000 baht (approximate figures) over the same timeframe. This Exclusive Book and Magazine Distribution Company has become an industry leader since opening for business around 10 years ago. Based in Bangkok, the company has regularly achieved sales that average 5,000,000 baht per annum. A long term exclusive distribution agreement has been secured with a well established 50 year old company, which has built up similar arrangements with distributors in 30 other countries. A large database of over 350 reliable customers has been built up, and excellent relationships have been fostered with many leading brand name companies and exporters found in top retail centres throughout Thailand. Many high profile Thai Government sponsored institutions are also customers.

Sales in 2008 were down from 2007 results of 5,700,000 baht due to the tough economic climate, but are up by around 10 percent in 2009. In fact the first quarter produced record high results, with February sales totalling 1,336,000 baht. End of year forecasts would see sales total 4,250,000 baht.

Excellent opportunities for growth exist as there are untapped markets in Thailand and neighbouring Vietnam, Laos and Cambodia; an online presence could also prove profitable by giving the company extra visibility. The turnkey operation runs out of a centrally located 70 square metre office that incurs monthly rent of 14,789 baht; numerous offices and embassies are located in the area which is considered to be very prestigious. A valuable inventory of stock valued at cost at 1,000,000 baht will be included in the sale.

The European supplier offers generous 60 day terms on invoices and all customers are required to pay in full, in advance, before any orders are shipped to them. Mark up on most products is between 35 and 45 percent. The owner has been very pleased with the success of his enterprise to date, but has recently decided to return to the USA to help in a family related business. Food and beverage costs and salaries totalling 45,000 baht per month for six full time employees then make up the remainder of the expenses. Fully documented annual audits will be available for interested parties to peruse, but the owners state that receipts totalled 4,200,000 baht in the last financial year. The main overheads are monthly rent of 70,000 baht and salaries for six full time employees. Food and beverage costs then have to be accounted for, along with utility bills and incidental expenses. Assets worth around 1,400,000 baht will be included in the sale, which has only come about as one of the owners intends to move to Australia. All major sporting events are broadcast, while a kitchen provides a range of pub grub for viewers. (BKK13806)

Nicely located in one of Bangkok's premier inner city shopping malls, this new Restaurant has only been operational for about three months. The owner has invested around 3,000,000 baht on assets and decorations, but must now reluctantly return to his European homeland due to unforeseen events. The enterprise has been experiencing good growth and has seen cash flow rise from 75,000 baht in January to 206,000 baht in February on the way to 320,000 baht in March. The owner feels that customer awareness will see these figures continue to grow in the ensuing months. A unique menu has been implemented using original recipes from all over the world. Rent is understandably high due to the high profile location, and is payable at a rate of 160,000 baht per month. Food and beverage costs must be taken into account, along with the monthly payroll of 100,000 baht for 10 full time employees. The restaurant is already reaching the break even point however, and the owner is confident that current trends will see the outlet become cash positive in the short term. PHUKET

A Unique Transit Hotel, which caters almost exclusively to single-night customers from the adjacent Phuket International Airport, has become available for acquisition because the Thai owner is relocating to care for her family. Not only is the hotel just 600 metres from the airport terminal, it is also a similar distance from a beautiful beach where it is safe to swim 365 days a year.

Constructed in 2006 from the ground up to provide access for both able-bodied and wheelchair guests, the resort consists of five air-conditioned bungalows providing 10 rooms, a swimming pool, a laundry and staff building, private parking, and a reception building complete with restaurant and bar. Just three years old, the hotel is in pristine condition, and cost 10,000,000 baht to build. Agreements are in place with international, national and local travel companies, and many bookings are secured via the company's website, which is ranked number one on the Google search engine.

The majority of customers book their stay via pre-paid, online booking, but there is a daily flow of walk-in customers from the nearby airport. The resort is open 24 hours a day and many guests spend the first night and last night of their holiday at this transit hotel, as it is located close to the airport but away from flight paths; guests never have to suffer from any intrusive aircraft noise.

The hotel is highly rated on hotel review websites and is popular with foreign and Thai customers. Every room has a super fast and free wi-fi connection, along with all mod cons, and the hotel is often fully booked even in low season, due to its unique location at the airport. The first year of trade (2006/7) was very successful, and net profits of 4,800,000 baht were earned. Similar profits were achieved in 2007/8 and profits for the past 12 months are just over 3,500,000 baht, in spite of the downturn in tourist numbers to Phuket.

Whilst disruptions at the airport are a major headache for other hotels in Phuket, this transit resort becomes fully booked within minutes of any major flight delays. A three phase electricity supply covers not only this area, but the airport as well, so any power cuts are immediately resolved. The hotel also has its own water well, which has never run dry, while six septic tanks provide more than adequate waste disposal. A 70 channel cable TV system with many foreign language channels is provided in each guest room. Sitting on one rai (1,600 square metres) of land that is planted with mature trees and bushes, the hotel enjoys the benefits of a long and renewal land lease that still has 12 years remaining, with monthly payments of 55,000 baht being applicable. KOH SAMUI

UPDATE! The owner is now highly motivated to sell, and has consequently slashed the asking price from 2,400,000 baht to just 1,100,000 baht, for a quick sale.
This one year old Indian Restaurant sits on Chaweng Beach Road, the busiest road on Koh Samui. The owner is considering a sale as he has other businesses to concentrate on, and cannot afford the time to manage the restaurant to his satisfaction. The owner feels that there is serious potential to boost these figures with even greater market awareness. Monthly rent of 29,000 baht has been pre-paid until January 2010. The restaurant can seat 54 diners in comfort, and four full time employees have been hired to serve them. Assets that only recently cost 700,000 baht are included in the sale. (BKK13249)
