BANGKOK

The owners of this new Bangkok Cocktail and Ice Bar are searching for a partner to take over 30 percent of the business for expansion purposes. Sister branches are located in the tourist hot spots of Pattaya and Phuket, and the brand name is already gaining good recognition. Ice rooms are currently proving trendy, with patrons knocking back chilled vodka shots in chilly surroundings. The Bangkok branch has a second floor that is considered to be a VIP area, and the balcony here gives good viewing of the live music area below, while also providing better acoustics. Although the music is predominantly live, disc jockeys fill in during band sessions, playing a wide ranging variety of music to suit most tastes. The bar is very spacious, measuring over 300 square metres, and has been secured on a long six year renewable lease contract on a monthly rental agreement of 90,000 baht. This Online Hotel Booking Company can be run from anywhere, as it is purely internet driven. As the business can be run from home, with few if any staff, overheads are low, and the developer feels that income of between 5,000,000 baht and 8,000,000 baht per annum is attainable after suitable marketing. Around 18 months has been spent perfecting the system, and the investor will acquire a fully functional real time website with access to hotels throughout Thailand with agreed allotments and therefore instant booking confirmation, and on request bookings for hotels in Malaysia, Cambodia, Singapore, Bali, the Philippines, Sri Lanka and Vietnam, through online credit card payments. An overseas bank account has been opened, and overseas company registration has been acquired. The enterprise is fully licensed, has a corporate structure in place, and bears no business liabilities. The owner of this Bangkok Flower Shop runs a similar store in another part of the city, and is encountering trouble trying to manage both at the same time. She has therefore decided to sell this three month old establishment, which is the newer of the two. Around 86,000 baht was spent on assets and leasehold improvements when the shop first opened. Overheads mainly consist of monthly rent of 14,000 baht and a monthly wage of 10,000 baht for one full time employee. The shop is well positioned close to Sukhumvit Road, and can be reached by both the MRT Metro and the BTS Skytrain transport systems, although a short walk is also entailed. Projections for year end financial results have been made, but these are dependant on very early trade results, and could improve over the ensuing months, especially with a more dedicated owner in place. PATTAYA

Two different investment options are being proposed for the takeover of this Pattaya Language School. Interested parties have the choice of purchasing the school outright, on a freehold basis, or acquiring it on a lease contract that would see monthly rent of 15,000 baht being payable. In either scenario the five year old business must be purchased on top. The school consists of three floors measuring 50 square metres each containing a total of five classrooms of varying sizes. Three employees are currently retained on salaries totalling 40,000 baht per month. If the leasehold option is followed up the current owner, who now wishes to concentrate on his core business interest, will become the landlord; he will help in the transfer of the school license whichever selection is pursued. CHONBURI

This modern Franchise Noodle Shop is located in a well known shopping mall in Chonburi, where it sits close to a busy cinema. Approximately 1,900,000 was spent on assets and leasehold improvements when the shop first opened, about a year ago, but the owner will now sell for much less due to other business commitments. Receipts to date have totalled 2,150,841 baht, with the main expenses, after food and beverage costs are taken into account, being rent, payable at a rate of 108,405 baht per month, and salaries totalling 44,843 baht for eight employees (six of these work on a part time basis). Profits are therefore negligible, but the owner feels that these could be boosted with a full time owner in place, especially as the location is considered favourable. (BKK13822)

This Franchise Noodle Shop is being sold by the same owner as listing BKK13822, and is also well located in a similarly well known shopping centre near Chonburi. Around 1,900,000 baht was also spent to open these very modern premises, but they can also be acquired for much less due to the owner's busy lifestyle. In the nine months of trade so far financial results have almost mirrored the results of the other shop. Outlays are slightly cheaper however, with rent payable at a rate of 87,680 baht per month, while salaries total 43,071 baht per month for eight employees (again six of these are part time workers). KANCHANABURI

Located in one of Thailand's most idyllic areas, on the tranquil upper banks of the River Kwai, around 50 kilometres north of Kanchanaburi, this three year old Resort has become available for acquisition due to imminent owner retirement. Land purchase and construction totalled approximately 15,000,000 baht, and the freehold offering includes over two rai (3,200 square metres) of land, two main buildings with 23 rooms and seven bungalows, all facing the river, surrounded by beautiful well maintained gardens.

HUA HIN

Boasting a reputation for serving some of the best food in Hua Hin, this seven year old Seafront Restaurant and Pub with Studio Apartments has developed a strong customer base, enjoying repeat custom from expatriate residents, locals and tourists alike. Based in large premises measuring 600 square metres, the three storey business will have the option to expand in around nine months when another 650 square metres of space will become available. At present monthly rent of 55,000 baht is payable for the entire property. A long nine year lease contract is in place, and this can be extended on expiry. PHUKET

UPDATE! The owners are now highly motivated to sell, and have drastically reduced the asking price from 185,000,000 baht to just 43,000,000 baht, for a quick sale. The spa and six apartments are now constructed, and will be sold for less than land value and construction cost combined.
This unique Phuket Resort has grown substantially over the last eight years, and has evolved from a dream home for the owner into a substantial complex featuring three properties set on four rai of land.

A sizeable villa, with a built-up area measuring 1,500 square metres, was originally built on 3,000 square metres of land next to a waterfall, and this provides absolutely spectacular sunset views over the bay of Karon and its tropical headlands. Facilities include a private swimming pool and Jacuzzi, a large sundeck, corporate training facilities, sauna and steam rooms, an entertainment area, a bar, a pool table room and an outdoor dining area with a barbecue and landscaped gardens.

Each apartment has been tastefully fully furnished and is equipped with air-conditioning, a television with satellite programming, a DVD system, a telephone, an internet connection, a western style kitchen and an en-suite bathroom with a shower and a Jacuzzi. Magnificent views over the swimming pool and the sea can be observed from the balconies, the living area and the bedrooms. One year ago a 150 square metre fully equipped fitness centre was added.

Currently under construction are six one bedroom apartments and a Detox Health Spa; this will feature a flotation/isolation room, a colon-hydrotherapy suite, male and female far infrared sauna and steam rooms, two treatment rooms with Jacuzzi baths, five other treatment rooms, an office and reception area and a third swimming pool with Jacuzzi and sundecks. The apartments can be sold leasehold or retained to fully optimise rental income from the residential detox health spa programmes.

All three properties are covered by separate Chanote freehold land title deeds, for ease of transfer. Ideally the resort will be sold as a whole, incorporating the three properties, however offers for each of the three separate properties, or any combination of the three, will also be considered. There are also many different scenarios as to the potential uses, and the owner will discuss these in detail with interested parties, and discuss financial results to date. Additionally, there is currently approximately one rai of land on the roadside next to the properties which could be used for management offices, accommodation and additional car parking. A further one and a half rai of land sits adjacent to the properties; although this could not be built on, it would make wonderful jungle gardens with spectacular views, and is separated from the three properties by a waterfall. KOH SAMUI

UPDATE! A family emergency has forced the owner of this business to close down. Consequently the asking price has been drastically reduced, from 2,600,000 baht to just 950,000 baht. The new owner will only need to hire a new workforce before re-opening. Everything is in place otherwise, and goodwill will be retained as the enterprise has only just been closed.
This Koh Samui Italian Restaurant was opened around 18 months ago just 50 metres from the beach at Bang Rak. Many resorts and guesthouses sit close by, and the ferry terminal brings travellers to the doorstep. Trade is brisk therefore, with the 115 square metre 40 seat establishment often at capacity. Custom benefits nicely from tourist traffic, but the mainstay of the business is the island's resident expatriate community, who can be counted on for significant repeat patronage.

Rent is considered very reasonable for the location, and is payable at a rate of 30,000 baht per month. The payroll forms the other major outlay, after food and beverage costs are taken into account, and totals 69,000 baht per month for eight full time employees. After all expenses were paid, the last financial year saw receipts totalling 6,143,000 baht produce net profits of 3,016,000 baht. The owner is now prepared to listen to offers however, as he contemplates embarking on a larger unrelated project, although a suitable period of consultation will be provided during the handover period. A brand new lease is in effect, and this runs until January 2012, at which point a three year option can be taken up. (BKK13599)

CHIANG MAI

Located near the Night Market and a major hotel, this Chiang Mai Restaurant is showing good early signs after opening for business around six months ago. The 200 square metre two storey property includes a mezzanine level and contains, besides the restaurant itself, four bedrooms, three bathrooms and a kitchen. All assets needed to continue are included in the sale, which has come about as the owner lacks the time to manage all his business interests properly. Although the property has been secured on a three year lease contract, it is believed that the landlord is amenable to providing a much longer term if required. The main overheads are monthly rent of 20,000 baht and monthly salaries that also total 20,000 baht for four full time employees. Food and beverage costs and utility bills also need to be considered.
