if you mean a visa for a foriginer here in thailand can be extended, yes it can, maybe only once and maybe only 7/15 or 30 days but usually yes, in pattaya we have an imigration office at soi 5 jontiem beech, where they are very helpfull.

PHUKET

UPDATE! The owners are now highly motivated to sell, and have drastically reduced the asking price from 185,000,000 baht to just 43,000,000 baht, for a quick sale. The spa and six apartments are now constructed, and will be sold for less than land value and construction cost combined.

KOH SAMUI

UPDATE! A family emergency has forced the owner of this business to close down. Consequently the asking price has been drastically reduced, from 2,600,000 baht to just 950,000 baht. The new owner will only need to hire a new workforce before re-opening. Everything is in place otherwise, and goodwill will be retained as the enterprise has only just been closed.
This Koh Samui Italian Restaurant was opened around 18 months ago just 50 metres from the beach at Bang Rak. Many resorts and guesthouses sit close by, and the ferry terminal brings travellers to the doorstep. Trade is brisk therefore, with the 115 square metre 40 seat establishment often at capacity. Custom benefits nicely from tourist traffic, but the mainstay of the business is the island's resident expatriate community, who can be counted on for significant repeat patronage.

Rent is considered very reasonable for the location, and is payable at a rate of 30,000 baht per month. The payroll forms the other major outlay, after food and beverage costs are taken into account, and totals 69,000 baht per month for eight full time employees. After all expenses were paid, the last financial year saw receipts totalling 6,143,000 baht produce net profits of 3,016,000 baht. The owner is now prepared to listen to offers however, as he contemplates embarking on a larger unrelated project, although a suitable period of consultation will be provided during the handover period. A brand new lease is in effect, and this runs until January 2012, at which point a three year option can be taken up. (BKK13599)

CHIANG MAI

PHUKET

A Unique Transit Hotel, which caters almost exclusively to single-night customers from the adjacent Phuket International Airport, has become available for acquisition because the Thai owner is relocating to care for her family. Not only is the hotel just 600 metres from the airport terminal, it is also a similar distance from a beautiful beach where it is safe to swim 365 days a year.

Constructed in 2006 from the ground up to provide access for both able-bodied and wheelchair guests, the resort consists of five air-conditioned bungalows providing 10 rooms, a swimming pool, a laundry and staff building, private parking, and a reception building complete with restaurant and bar. Just three years old, the hotel is in pristine condition, and cost 10,000,000 baht to build. Agreements are in place with international, national and local travel companies, and many bookings are secured via the company's website, which is ranked number one on the Google search engine.

The majority of customers book their stay via pre-paid, online booking, but there is a daily flow of walk-in customers from the nearby airport. The resort is open 24 hours a day and many guests spend the first night and last night of their holiday at this transit hotel, as it is located close to the airport but away from flight paths; guests never have to suffer from any intrusive aircraft noise.

The hotel is highly rated on hotel review websites and is popular with foreign and Thai customers. Every room has a super fast and free wi-fi connection, along with all mod cons, and the hotel is often fully booked even in low season, due to its unique location at the airport. The first year of trade (2006/7) was very successful, and net profits of 4,800,000 baht were earned. Similar profits were achieved in 2007/8 and profits for the past 12 months are just over 3,500,000 baht, in spite of the downturn in tourist numbers to Phuket.

Whilst disruptions at the airport are a major headache for other hotels in Phuket, this transit resort becomes fully booked within minutes of any major flight delays. A three phase electricity supply covers not only this area, but the airport as well, so any power cuts are immediately resolved. The hotel also has its own water well, which has never run dry, while six septic tanks provide more than adequate waste disposal. A 70 channel cable TV system with many foreign language channels is provided in each guest room. Sitting on one rai (1,600 square metres) of land that is planted with mature trees and bushes, the hotel enjoys the benefits of a long and renewal land lease that still has 12 years remaining, with monthly payments of 55,000 baht being applicable. KOH SAMUI

BANGKOK (thaivisa.com): -- In a crackdown on the 60-days tourist visas, several Royal Thai Embassies and Consulates has announced increased screening of tourist visa applicants. We also have several reports on the Thaivisa Forum that this practice already has been enforced by some Embassies and Consulates.

The joint announcement reads: "As there has been a number of visa applicants having entered Thailand via tourist visa and misused it to illegally seek employment during their stay and, upon its expiry, sought to re-apply their tourist visas at the Royal Thai Embassy or the Royal Thai Consulate in neighboring countries, requests for visa renewal by such applicants are subject to rejection as their applications are not based on tourism motive, but to continue their illegal employment, which is unlawful.

This is in accordance with the Immigration Act, B.B. 2552 which stipulates that visa applicants are required to clearly express their real purpose of visiting Thailand. Should the case be found that the applicant’s real intention were concealed, the application will be rejected.

Please be informed that the intention of applicants to repeatedly depart and re-enter Thailand via tourist visa issued by the Royal Thai Embassy or the Royal Thai Consulate in neighboring countries in recent years upon its expiry, is considered as concealment of real purpose of visiting Thailand. Thus their visas applications will be rejected."

Foreigners living in Thailand are advised to obtain a Non-Immigrant visa, which can be extended up to one year by the Thai Immigration Bureau.

Thaivisa.com has today confirmed with the Ministry of Foreign Affairs in Bangkok, that the extended applicant screening will take effect immediately.

Franchises are being offered throughout Thailand in a brand new venture promoting Discount Travel Vouchers in every relevant city. Each franchisee will be provided with display stands and all relevant materials, and will be backed up by a well developed website that will feature sections dedicated to each franchise. This totally new concept provides the latest hot travel deals, incentives and bonuses while giving away free flights, free tickets and free vacations. The website is considered to be an important part of the franchise as it targets people prior to travelling to a city and gets people interactively involved with free membership and prizes to maximise product awareness. Based in Australia, the founding company has a history of graphic design and printing and recently added website design to its range of services.

Provided with each franchise will be individual company registration, all marketing material and stationery, 100 wall, table and floor stands, all printed advertising vouchers (minimum 10,000 of each), all artwork, a dedicated website, website maintenance, content update, city write-ups, a main prize giveaway (usually two round trip air tickets to the city starting from any destination in the world and promoted on the main website), regular monthly giveaways of local prizes (shopping, services, dining, accommodation and travel packages) and support. Franchisee investment is expected to be recouped within two years, but the owners feel that this could be achieved even sooner. As the company is due to launch in December franchisees are eagerly sought for Pattaya, Samui, Phuket and Chiang Mai (other cities are also available), while master franchises for neighbouring countries are also negotiable. This Website operated until recently as a fully fledged business that had positive results, but the owner let it slide as he became interested in other projects. Brand name recognition was good two years ago, but would now need building up once again. All enquiries are currently outsourced to another company, who pay a flat rate of five per cent of the net profits in commission for each job. Names and information of all the subcontractors will be provided with the website, which has been priced to sell. This Bangkok based company specialises in Electronic Commerce (e-commerce) and consists of five well established websites. Over 300 clients have renewed their annual memberships during the last year, helping receipts to total 3,493,532 baht; these yielded net profits of 2,036,377 baht after all deductions were taken into account. Monthly rent of just 12,000 baht is payable for a centrally located office, while salaries total 107,000 baht per month for seven full time employees. There are very few other expenses to worry about however, with utility bills and minor incidentals constituting the remainder. The company is well established after six years of growth, but the shareholders have recently voted to seek a sale as they wish to invest in an unrelated venture. Assets worth around 300,000 baht are included in the sale. (BKK13760)

UPDATE! The owner has now decided to return to his home town, and will therefore accept much less to achieve a quick business transfer. The asking price has consequently been reduced from 1,600,000 baht to 1,250,000 baht, even though extra shelving has now been added and the inventory of stock is worth much more (approximately 800,000 baht).
Established eight years ago, this Chain of Fashion Shops has grown to encompass six outlets in prestigious Bangkok shopping malls and department stores. A complete range of designer fashion items are stocked, including handbags, apparel, shoes, jewellery, beauty products and leather goods. The present owner has been in place for the last two years, but has recently realised that the enterprise has now grown too big for him to handle on his own, as he also has other projects to manage. Consequently an investor is being sought to acquire the entire chain. Annual receipts average approximately 3,000,000 baht, but 30 percent of this amount is payable for rent and utilities at the stores. The other major outlay is for staff salaries, which total 50,000 baht per month for seven full time employees and one part time worker. The outlets vary in size, with the largest measuring 96 square metres. A valuable inventory of stock is included in the asking price. (BKK13255)

This five storey Bangkok Guesthouse sits in a lower Sukhumvit soi, close to a major hospital, a Skytrain station and an abundance of nightlife venues. A long renewable lease contract has been negotiated, and this does not run out until 2020. Planned owner relocation forces the sale after four successful years; detailed financial results will be provided for interested parties to examine. Rent is payable at a rate of 80,000 baht per month, while salaries totalling 30,000 baht are payable every month to four full time employees. The seven room air-conditioned guesthouse is augmented by a massage salon with four rooms for Thai massage, foot massage and herbal massage. A beauty salon sits on the ground floor, along with an internet area. Capacity is at 90 per cent almost all year round, mainly due to the excellent location close to the hospital. Assets worth approximately 1,500,000 baht will be included in the sale. It would be possible for the new owner to open a bar and restaurant on the ground floor as there is already a small kitchen in existence. (BKK13738)

The owner of this Bangkok Guesthouse is planning to move overseas, and must therefore listen to offers for her brand new enterprise. The guesthouse sits in a quiet residential area near Sukhumvit Road, close to a BTS Skytrain station and a major shopping centre. In the immediate vicinity are numerous restaurants, bars and spas. Many customers have already been attracted to the stylish residence, even though trading only began a few weeks ago. Nevertheless, the owner feels that a marketing campaign needs to be undertaken for maximum awareness. The property features 12 uniquely styled air-conditioned rooms with en-suite bathrooms. Flat screen television sets, key card security and free Wi-Fi internet connection is provided in each room. Rent is payable at a rate of 30,000 baht per month on a long nine year lease contract (three years with two renewal options for three years each). A website with online booking has already been developed and is attracting interest. (BKK13737)

PATTAYA

UPDATE! The asking price has been reduced from 5,500,000 baht to 4,800,000 baht, but the owner is keen to sell and will listen to all reasonable offers.
This Pattaya enterprise consists of a number of Serviced Apartments and Mini-Marts. The main building is a serviced apartment hotel with nine fully equipped rooms decorated in European style. Only renovated four months ago, the four storey hotel features brand new assets; all rooms are now air-conditioned, and equipped with cable television, hot water, mini-bars and refrigerators, while entrance is protected using a security key card system. Early results have been positive, with receipts increasing by the month. The ground floor is home to one of the company's mini-marts, while another is located nearby on a busy soi.

Both mini-marts are well equipped and supplied by the same contractor used by well known brand name franchise mini-marts in the area. The second mini-mart sits on the ground floor of a building with another three freshly renovated serviced apartments; this building sits close to condominium complexes and a leading hotel, and foot traffic is consequently always high. Over 3,500,000 baht has been spent in total on renovations and assets in both buildings. Projections for the first year of trade would see receipts total around 5,000,000 baht for the mini-marts alone (not including apartment revenue), and these are expected to produce net profits of almost 1,300,000 baht. Stock worth approximately 700,000 baht is included in the sale, along with a registered company. (BKK13729)

The owner of this successful Phuket Restaurant has recently decided to relocate for the betterment of his son's education. The restaurant provides indoor and outdoor seating areas, and the meals are dispensed from a very large professionally equipped kitchen. Four full time employees are retained on salaries that total 55,000 baht per month. A long lease that is renewable every three years has been negotiated on rental terms of 35,000 baht per month, although rent will rise to 55,000 baht per month in 2011. Assets included in the sale have been valued at 1,200,000 baht. (BKK13764)

This Mexican Restaurant is located on the main road at one of Phuket's most popular tourist beaches. A 14-year-old boy from the Isle of Man has died on holiday in Thailand after he was sucked into a swimming pool vent.
Nathan Clark was on holiday with his father, brother, stepbrother and stepmother in the resort of Pattaya and was due to return home this week.
Nathan, who had been attending an international school in the country for the past year, was in a whirlwind-type swimming pool at a water park.
It is thought that he lost his goggles at the bottom of the pool and tried to remove a grate to fetch them before he was swept into the pool’s pump system.
His mother, Marion, who was at home in Douglas on the Isle of Man, said that she thought her son had removed an unsecured grille to gain access to a vent.
His elder brother, Rhys, 15, who was also in the pool, called for help after Nathan disappeared but the family later alleged that lifeguards initially failed to help because they did not believe that the grille could be moved.
Nathan’s father, Jimmy, jumped into the pool to try to find him. It was claimed that only then did the lifeguard start a search of the pumping system.
Nathan’s body was found in a pipe connected to the pool 20 minutes after the alarm was raised.
Local news sources said that the incident, on Friday afternoon happened at the Pattaya Park Hotel, a large hotel complex about 60 miles from the capital.
Nathan had been due to return to the Isle of Man on Wednesday. His father works for an Indian engineering company and is believed to live overseas.

UPDATE OF PATTAYA PARK DEATH OF 14 YEAR OLD ENGLISH BOY

Pattaya, July 12 [PDN]: On Friday 10th July, Police and rescue services attended an incident at Pattaya Park after being alerted that a boy had been found dead. 
,br>On arrival, the police were directed to a pool at the Water Park with a whirlpool feature, where the Body of 14 year old Nathan Clark a British national, had been discovered by lifeguards inside the engine room which powers the whirlpool.

It was estimated the boy had been dead at least an hour and had sustained injuries suggesting he had become trapped within the mechanics of the whirlpool.

The distraught step mother Mrs Jintana aged 30 had cared for Nathan since he was 5 years old. She explained that Nathan had been swimming in the 1 metre deep pool before his disappearance. According to the Pol. Lt. Col. Anuchart who was the officer assigned to the case, Nathan had been in the company of his older brother 15 year old Reece Clark.

The information concerning the older brother came to light some time after the incident and it is understood that Reece helped Nathan to lift off the grill. Whilst looking for Nathan, Mrs Jintana realised the metal grill which deters swimmers from entering the engine compartment was open. She summoned the help of the lifeguard Mr Dumrongsak, aged 40, who works at the park.

Mr Dumrongsak, refused to believe the grill had been opened and that after 10 years of service he had never encountered such a problem. When he eventually agreed to help, the body of Nathan was found submerged in water in the engine room.



On Saturday morning, Forensic Police from region 2 were sent to examine the scene and determine what had happened. Initial reports suggested Nathan may have opened the grill, which was not secured with a lock and had then swam into the engine compartment. Using a man of similar size and weight to Nathan, a re-enactment was conducted under supervision of the forensic police.


Forensics, trying to assess whether or not a single person would be able to lift the grill which weighed 21kg, found that it could have easily been lifted off by the boy. Tests were also conducted with the engine turned on to see if a person could have been sucked in through a pipe leading to the engine compartment which measures 40 square centimeters. It was determined by police that this was not possible. A corroded pipe inside the engine room was identified as an object which may have killed the boy as he entered the room. However this could not be confirmed.



The British Embassy in Bangkok are aware of the case and are offering what assistance they can to the family, especially the father, who works for an Indian Engineering Company and had intended taking his son to continue his education in India.

Mr Surapon, Director of Pattaya Park, explained in an interview conducted on Saturday, that compensation has already been offered to the family of Nathan by the Park, who appear to be accepting responsibility for the incident although there are some unanswered questions. [PDN]
