Language School in Bangkok - offer of
3,250,000 baht, still pending.

The owners of this new Bangkok Cocktail
and Ice Bar are searching for a partner
to take over 30 percent of the business for
expansion purposes. Sister branches are
located in the tourist hot spots of Pattaya
and Phuket, and the brand name is already
gaining good recognition. Ice rooms are
currently proving trendy, with patrons
knocking back chilled vodka shots in chilly
surroundings. The Bangkok branch has a
second floor that is considered to be a VIP
area, and the balcony here gives good viewing
of the live music area below, while also
providing better acoustics. Although the
music is predominantly live, disc jockeys
fill in during band sessions, playing a wide
ranging variety of music to suit most tastes.
The bar is very spacious, measuring over 300
square metres, and has been secured on a long
six year renewable lease contract on a
monthly rental agreement of 90,000 baht.
Financial projections will be discussed with
interested parties. (BKK13818)
Total
Investment to Own: 3 million baht for 30%

This Online Hotel Booking Company can
be run from anywhere, as it is purely
internet driven. As the business can be run
from home, with few if any staff, overheads
are low, and the developer feels that income
of between 5,000,000 baht and 8,000,000 baht
per annum is attainable after suitable
marketing. Around 18 months has been spent
perfecting the system, and the investor will
acquire a fully functional real time website
with access to hotels throughout Thailand
with agreed allotments and therefore instant
booking confirmation, and on request bookings
for hotels in Malaysia, Cambodia, Singapore,
Bali, the Philippines, Sri Lanka and Vietnam,
through online credit card payments. An
overseas bank account has been opened, and
overseas company registration has been
acquired. The enterprise is fully licensed,
has a corporate structure in place, and bears
no business liabilities. Optimisation of the
complex website has recently been activated.

The owner of this Bangkok Flower Shop
runs a similar store in another part of the
city, and is encountering trouble trying to
manage both at the same time. She has
therefore decided to sell this three month
old establishment, which is the newer of the
two. Around 86,000 baht was spent on assets
and leasehold improvements when the shop
first opened. Overheads mainly consist of
monthly rent of 14,000 baht and a monthly
wage of 10,000 baht for one full time
employee. The shop is well positioned close
to Sukhumvit Road, and can be reached by both
the MRT Metro and the BTS Skytrain transport
systems, although a short walk is also
entailed. Projections for year end financial
results have been made, but these are
dependant on very early trade results, and
could improve over the ensuing months,
especially with a more dedicated owner in
place. (BKK13821)
Total Investment to
Own: 180,000 baht.

Two different investment options are being
proposed for the takeover of this Pattaya
Language School. Interested parties
have the choice of purchasing the school
outright, on a freehold basis, or acquiring
it on a lease contract that would see monthly
rent of 15,000 baht being payable. In either
scenario the five year old business must be
purchased on top. The school consists of
three floors measuring 50 square metres each
containing a total of five classrooms of
varying sizes. Three employees are currently
retained on salaries totalling 40,000 baht
per month. If the leasehold option is
followed up the current owner, who now wishes
to concentrate on his core business interest,
will become the landlord; he will help in the
transfer of the school license whichever
selection is pursued. Fully audited
financial records will be provided for
prospective buyers to examine. (BKK13824)
Total Investment to Own: 3 million
baht (plus 3.5 million baht for the building
if required).

This modern Franchise Noodle Shop is
located in a well known shopping mall in
Chonburi, where it sits close to a busy
cinema. Approximately 1,900,000 was spent on
assets and leasehold improvements when the
shop first opened, about a year ago, but the
owner will now sell for much less due to
other business commitments. Receipts to date
have totalled 2,150,841 baht, with the main
expenses, after food and beverage costs are
taken into account, being rent, payable at a
rate of 108,405 baht per month, and salaries
totalling 44,843 baht for eight employees
(six of these work on a part time basis).
Profits are therefore negligible, but the
owner feels that these could be boosted with
a full time owner in place, especially as the
location is considered favourable.
(BKK13822)
Total Investment to Own: 1
million baht.

This Franchise Noodle Shop is being
sold by the same owner as listing BKK13822,
and is also well located in a similarly well
known shopping centre near Chonburi. Around
1,900,000 baht was also spent to open these
very modern premises, but they can also be
acquired for much less due to the owner's
busy lifestyle. In the nine months of trade
so far financial results have almost mirrored
the results of the other shop. Outlays are
slightly cheaper however, with rent payable
at a rate of 87,680 baht per month, while
salaries total 43,071 baht per month for
eight employees (again six of these are part
time workers). (BKK13823)

Located in one of Thailand's most idyllic areas, on the tranquil upper banks of the River Kwai, around 50 kilometres north of Kanchanaburi, this three year old Resort has become available for acquisition due to imminent owner retirement. Land purchase and construction totalled approximately 15,000,000 baht, and the freehold offering includes over two rai (3,200 square metres) of land, two main buildings with 23 rooms and seven bungalows, all facing the river, surrounded by beautiful well maintained gardens.
In the last financial year the resort earned net profits of 1,282,716 baht after all deductions were taken into account; receipts totalled roughly 2,000,000 baht and profit margins were good as there was no rent to pay. Cash flow was also boosted by a delightful restaurant that provides traditional fare to diners as they gaze across the meandering river, and wedding packages have recently proved popular.
Two golf courses can be reached in less than
30 minutes, and the resort is also handily
placed for guests wishing to visit the nearby
waterfalls. Kayaks are provided and elephant
trekking, fishing, hiking and rafting
activities can be undertaken with ease. A
nicely designed website is fully operational
and this also helps to build up occupancy
rates. (BKK13820)

Boasting a reputation for serving some of the best food in Hua Hin, this seven year old Seafront Restaurant and Pub with Studio Apartments has developed a strong customer base, enjoying repeat custom from expatriate residents, locals and tourists alike. Based in large premises measuring 600 square metres, the three storey business will have the option to expand in around nine months when another 650 square metres of space will become available. At present monthly rent of 55,000 baht is payable for the entire property. A long nine year lease contract is in place, and this can be extended on expiry. The payroll totals approximately 50,000 baht per month for seven full time employees.
Valuable assets worth around 5,500,000 baht are included in the sale, along with a registered company with 4,000,000 baht of registered capital which provides two work permits. The property is nicely positioned on the seafront, and benefits from having a large car parking area for approximately 100 vehicles directly opposite. The owners are not happy with the standard of education their children are receiving, due to the lack of an international school in the area, and therefore have no option but to relocate to an area with better schooling.
The interior of the pub/restaurant is old English Tudor in style, and features teak wall panelling, hardwood floors, a heavy bar top with a black matt marble floor bar surround and cast iron, teak wood and marble topped tables. Around 70 patrons can be comfortably accommodated, and can make use of a dart board, a pool table and five large flat screen televisions. A full stainless steel professional kitchen, featuring a large walk in chiller, a Hobart convection oven, and many other professional kitchen machines, appliances and utensils, is included in the sale.
The apartments are beautifully furnished and
benefit from impressive 360 degree mountain
and sea views, elevator access and a large
private sun terrace with tropical garden.
The entire property is air-conditioned
throughout and also has Wi-Fi. Fully
documented accounts will be made available
for interested parties. Viewing is highly
recommended. (BKK13817)
Total
Investment to Own: 9.5 million baht.

UPDATE! The owners are
now highly motivated to sell, and have
drastically reduced the asking price from
185,000,000 baht to just 43,000,000 baht, for
a quick sale. The spa and six apartments are
now constructed, and will be sold for less
than land value and construction cost
combined.
This unique Phuket
Resort has grown substantially over
the last eight years, and has evolved from a
dream home for the owner into a substantial
complex featuring three properties set on
four rai of land.
A sizeable villa, with a built-up area measuring 1,500 square metres, was originally built on 3,000 square metres of land next to a waterfall, and this provides absolutely spectacular sunset views over the bay of Karon and its tropical headlands. Facilities include a private swimming pool and Jacuzzi, a large sundeck, corporate training facilities, sauna and steam rooms, an entertainment area, a bar, a pool table room and an outdoor dining area with a barbecue and landscaped gardens.
This was followed by the construction of a second swimming pool with sundecks, a reception area with a 'raw food restaurant', a pool bar and 14 luxury apartments; these were completed two years ago and were sold on a leasehold agreement, with the company managing property rentals and maintenance. Each apartment has been tastefully fully furnished and is equipped with air-conditioning, a television with satellite programming, a DVD system, a telephone, an internet connection, a western style kitchen and an en-suite bathroom with a shower and a Jacuzzi. Magnificent views over the swimming pool and the sea can be observed from the balconies, the living area and the bedrooms. One year ago a 150 square metre fully equipped fitness centre was added.
Currently under construction are six one bedroom apartments and a Detox Health Spa; this will feature a flotation/isolation room, a colon-hydrotherapy suite, male and female far infrared sauna and steam rooms, two treatment rooms with Jacuzzi baths, five other treatment rooms, an office and reception area and a third swimming pool with Jacuzzi and sundecks. The apartments can be sold leasehold or retained to fully optimise rental income from the residential detox health spa programmes.
All three properties are covered by separate
Chanote freehold land title deeds, for ease
of transfer. Ideally the resort will be sold
as a whole, incorporating the three
properties, however offers for each of the
three separate properties, or any combination
of the three, will also be considered. There
are also many different scenarios as to the
potential uses, and the owner will discuss
these in detail with interested parties, and
discuss financial results to date.
Additionally, there is currently
approximately one rai of land on the roadside
next to the properties which could be used
for management offices, accommodation and
additional car parking. A further one and a
half rai of land sits adjacent to the
properties; although this could not be built
on, it would make wonderful jungle gardens
with spectacular views, and is separated from
the three properties by a waterfall.

Total Investment to Own: 43
million baht.

UPDATE! A family
emergency has forced the owner of this
business to close down. Consequently the
asking price has been drastically reduced,
from 2,600,000 baht to just 950,000 baht.
The new owner will only need to hire a new
workforce before re-opening. Everything is
in place otherwise, and goodwill will be
retained as the enterprise has only just been
closed.
This Koh Samui
Italian Restaurant was opened around
18 months ago just 50 metres from the beach
at Bang Rak. Many resorts and guesthouses
sit close by, and the ferry terminal brings
travellers to the doorstep. Trade is brisk
therefore, with the 115 square metre 40 seat
establishment often at capacity. Custom
benefits nicely from tourist traffic, but the
mainstay of the business is the island's
resident expatriate community, who can be
counted on for significant repeat patronage.
Rent is considered very reasonable for the
location, and is payable at a rate of 30,000
baht per month. The payroll forms the other
major outlay, after food and beverage costs
are taken into account, and totals 69,000
baht per month for eight full time employees.
After all expenses were paid, the last
financial year saw receipts totalling
6,143,000 baht produce net profits of
3,016,000 baht. The owner is now prepared to
listen to offers however, as he contemplates
embarking on a larger unrelated project,
although a suitable period of consultation
will be provided during the handover period.
A brand new lease is in effect, and this
runs until January 2012, at which point a
three year option can be taken up.

Total Investment to Own:
950,000 baht.

Located near the Night Market and a major
hotel, this Chiang Mai Restaurant is
showing good early signs after opening for
business around six months ago. The 200
square metre two storey property includes a
mezzanine level and contains, besides the
restaurant itself, four bedrooms, three
bathrooms and a kitchen. All assets needed
to continue are included in the sale, which
has come about as the owner lacks the time to
manage all his business interests properly.
Although the property has been secured on a
three year lease contract, it is believed
that the landlord is amenable to providing a
much longer term if required. The main
overheads are monthly rent of 20,000 baht and
monthly salaries that also total 20,000 baht
for four full time employees. Food and
beverage costs and utility bills also need to
be considered. (BKK13819)

Investment to Own: 350,000 baht.

Details of our new business listings are detailed below.
Please feel free to phone us if you are in Thailand on 02.642.0213 to discuss any of these listings.
But first we would like to provide you with
details of recent business transfer activity:
Offer to purchase accepted and in the due diligence stage:
Real Estate Agency in Bangkok - offer of 2,900,000 baht accepted, still in due diligence.
The owner of this Bangkok Real Estate Agency wishes to sell the company so that he can concentrate on his new unrelated business venture. The agency was established six years ago, and has now accrued over 6,500 listings throughout the city, along with a photographic database of hundreds of properties. Real estate in Hua Hin, Koh Samui, Pattaya and Phuket are also featured however, and the company acts as international relocation agents, having developed relations with local embassies and several multinational companies.
Two well established websites with good
search engine ratings are included in the
sale, and these dovetail to cover both the
retail and the rental markets. The company
also offers a property management service and
professional property search assistance for
investors. Operating from a centrally
located office measuring 85 square metres,
the agency earned annual net profits of
2,941,000 baht in the last financial year.
This is after all overheads were deducted
from receipts totalling 5,653,000 baht.
Monthly rent of 24,000 baht is payable, along
with staff salaries that total 36,000 baht
per month for three full time employees.

This Bangkok Publishing Company is
seeking investment to raise funds for
expansion into retail, with five bookshops
planned to open in Thailand within two years.
With this in mind 30 percent of the company
is being offered for 9,000,000 baht, although
the offering consists of three 10 percent
parcels priced at 3,000,000 baht each. The
owner is prepared to guarantee investors a
five percent return on investment for the
first three years. Firmly entrenched in the
marketplace, the company has run successfully
for the last 12 years, building up a good
reputation and a reliable customer base along
the way. Sales over the last three years
have risen from 5,000,000 baht to 8,000,000
baht, while net profits have doubled from
2,000,000 baht to 4,000,000 baht (approximate
figures) over the same timeframe. Details of
planned locations will be discussed with
interested parties. (BKK13809)

This Exclusive Book and Magazine Distribution Company has become an industry leader since opening for business around 10 years ago. Based in Bangkok, the company has regularly achieved sales that average 5,000,000 baht per annum. A long term exclusive distribution agreement has been secured with a well established 50 year old company, which has built up similar arrangements with distributors in 30 other countries. A large database of over 350 reliable customers has been built up, and excellent relationships have been fostered with many leading brand name companies and exporters found in top retail centres throughout Thailand. Many high profile Thai Government sponsored institutions are also customers.
Sales in 2008 were down from 2007 results of 5,700,000 baht due to the tough economic climate, but are up by around 10 percent in 2009. In fact the first quarter produced record high results, with February sales totalling 1,336,000 baht. End of year forecasts would see sales total 4,250,000 baht.
Excellent opportunities for growth exist as there are untapped markets in Thailand and neighbouring Vietnam, Laos and Cambodia; an online presence could also prove profitable by giving the company extra visibility. The turnkey operation runs out of a centrally located 70 square metre office that incurs monthly rent of 14,789 baht; numerous offices and embassies are located in the area which is considered to be very prestigious. A valuable inventory of stock valued at cost at 1,000,000 baht will be included in the sale.
The European supplier offers generous 60 day
terms on invoices and all customers are
required to pay in full, in advance, before
any orders are shipped to them. Mark up on
most products is between 35 and 45 percent.
The owner has been very pleased with the
success of his enterprise to date, but has
recently decided to return to the USA to help
in a family related business. Only one
employee is retained on a salary that totals
20,000 baht per month. (BKK13808)
Total Investment to Own: 2.1 million
baht.

This Dim Sum Restaurant is located
close to Sukhumvit Road in Bangkok.
Approximately 2,800,000 baht was spent on
assets and leasehold improvements when the
establishment was first opened around a year
ago, and this amount is now being sought to
achieve a business transfer, due to the fact
that the owner has another business to run.
The asking price is deemed to be highly
attractive, as the going concern earned net
profits of roughly 600,000 baht in the first
year of trade, after all overheads were
deducted form receipts totalling in the
region of 4,200,000 baht. Monthly rent of
60,000 baht is payable, and this amount
covers all electric and water bills. Food
and beverage costs and salaries totalling
45,000 baht per month for six full time
employees then make up the remainder of the
expenses. The property is located in a
shopping zone that provides ample parking,
measures 80 square metres and provides
seating for 46 diners. (BKK13807)
Total Investment to Own: 2.8 million
baht.

Nicely located in one of Bangkok's central
nightlife zones, this Sports Bar
caters mainly to tourists and expatriates.
Easily reached by Skytrain, the three storey
bar has operated for the last six years.
Fully documented annual audits will be
available for interested parties to peruse,
but the owners state that receipts totalled
4,200,000 baht in the last financial year.
The main overheads are monthly rent of 70,000
baht and salaries for six full time
employees. Food and beverage costs then have
to be accounted for, along with utility bills
and incidental expenses. Assets worth around
1,400,000 baht will be included in the sale,
which has only come about as one of the
owners intends to move to Australia. All
major sporting events are broadcast, while a
kitchen provides a range of pub grub for
viewers. (BKK13806)

UPDATE! The asking price
has been reduced from 5,500,000 baht to
5,000,000 baht.
Nicely located in one of Bangkok's premier
inner city shopping malls, this new
Restaurant has only been operational
for about three months. The owner has
invested around 3,000,000 baht on assets and
decorations, but must now reluctantly return
to his European homeland due to unforeseen
events. The enterprise has been experiencing
good growth and has seen cash flow rise from
75,000 baht in January to 206,000 baht in
February on the way to 320,000 baht in March.
The owner feels that customer awareness will
see these figures continue to grow in the
ensuing months. A unique menu has been
implemented using original recipes from all
over the world. Rent is understandably high
due to the high profile location, and is
payable at a rate of 160,000 baht per month.
Food and beverage costs must be taken into
account, along with the monthly payroll of
100,000 baht for 10 full time employees. The
restaurant is already reaching the break even
point however, and the owner is confident
that current trends will see the outlet
become cash positive in the short term. The
shop measures 135 square metres and can
accommodate up to 45 diners. (BKK13689)
Total Investment to Own: 5 million
baht.

A Unique Transit Hotel, which caters almost exclusively to single-night customers from the adjacent Phuket International Airport, has become available for acquisition because the Thai owner is relocating to care for her family. Not only is the hotel just 600 metres from the airport terminal, it is also a similar distance from a beautiful beach where it is safe to swim 365 days a year.
Constructed in 2006 from the ground up to provide access for both able-bodied and wheelchair guests, the resort consists of five air-conditioned bungalows providing 10 rooms, a swimming pool, a laundry and staff building, private parking, and a reception building complete with restaurant and bar. Just three years old, the hotel is in pristine condition, and cost 10,000,000 baht to build. Agreements are in place with international, national and local travel companies, and many bookings are secured via the company's website, which is ranked number one on the Google search engine.
The majority of customers book their stay via pre-paid, online booking, but there is a daily flow of walk-in customers from the nearby airport. The resort is open 24 hours a day and many guests spend the first night and last night of their holiday at this transit hotel, as it is located close to the airport but away from flight paths; guests never have to suffer from any intrusive aircraft noise.
The hotel is highly rated on hotel review websites and is popular with foreign and Thai customers. Every room has a super fast and free wi-fi connection, along with all mod cons, and the hotel is often fully booked even in low season, due to its unique location at the airport. The first year of trade (2006/7) was very successful, and net profits of 4,800,000 baht were earned. Similar profits were achieved in 2007/8 and profits for the past 12 months are just over 3,500,000 baht, in spite of the downturn in tourist numbers to Phuket.
Whilst disruptions at the airport are a major
headache for other hotels in Phuket, this
transit resort becomes fully booked within
minutes of any major flight delays. A three
phase electricity supply covers not only this
area, but the airport as well, so any power
cuts are immediately resolved. The hotel
also has its own water well, which has never
run dry, while six septic tanks provide more
than adequate waste disposal. A 70 channel
cable TV system with many foreign language
channels is provided in each guest room.
Sitting on one rai (1,600 square metres) of
land that is planted with mature trees and
bushes, the hotel enjoys the benefits of a
long and renewal land lease that still has 12
years remaining, with monthly payments of
55,000 baht being applicable. (BKK13805)

baht.

UPDATE! The owner is now
highly motivated to sell, and has
consequently slashed the asking price from
2,400,000 baht to just 1,100,000 baht, for a
quick sale.
This one year old
Indian Restaurant sits on Chaweng
Beach Road, the busiest road on Koh Samui.
The owner is considering a sale as he has
other businesses to concentrate on, and
cannot afford the time to manage the
restaurant to his satisfaction. Decorated
with taste, while providing fine cuisine from
an extensive menu, the business draws
customers from nearby resorts, and has built
up a good reputation in a short space of
time. This has led to financial forecasts
that would see annual receipts of around
5,000,000 baht yield net profits of
approximately 1,800,000 baht, based on
results to date. The owner feels that there
is serious potential to boost these figures
with even greater market awareness. Monthly
rent of 29,000 baht has been pre-paid until
January 2010. The restaurant can seat 54
diners in comfort, and four full time
employees have been hired to serve them.
Assets that only recently cost 700,000 baht
are included in the sale. (BKK13249)
Total Investment to Own: 1.1 million
baht.

UPDATE! The asking price
has been reduced from 28,000,000 baht to
22,000,000 baht.
A partnership split forces the sale of this
beautiful Koh Samui Resort, which is
located on 2.2 rai (3,520 square metres) of
land. Eight Balinese style guestrooms are
onsite, along with two family villas, each
containing two bedrooms and two bathrooms,
and a 50 seat restaurant. The landlord has
agreed to allow the construction of further
accommodation on the huge property, which
sits in well maintained tropical gardens.
Only 50 metres from the beach, the resort has
a good reputation, and a website helps to
attain an occupancy rate that averages 80
percent. This leads to annual receipts of
approximately 8,200,000 baht, and net profits
of around 4,200,000 baht. A long lease is in
effect, lasting for 28 years, and it is
possible to extend this for a further 30
years on expiration. Monthly rent of 60,000
baht is applicable. (BKK13162)
Total
Investment to Own: 22 million baht.

2,500,000 baht.
Established
over three years ago in a prime tourist
location on Koh Samui, this dynamic
Discotheque and Cabaret Lounge has
been successful ever since. Sitting on one
of the islands busiest main roads, the
establishment is surrounded by resorts,
restaurants, bars and shops, and consequently
benefits from busy foot traffic all year round.
The owner recently added brand new decorations along with tasteful furniture, while modifying the 120 square metre air-conditioned location by changing all the light and sound systems to provide a fresh experience. The cabaret area is now overlooked from the bar and provides fantastic nightly show performances.
A 2,000,000 baht registered company is
included in the sale, and this provides one
work permit. In the last financial year
receipts totalling approximately 3,600,000
baht produced net profits of roughly
1,020,000 baht, with the main overheads being
monthly rent of 15,000 baht and salaries for
14 full time employees. The lease does not
expire until October 2011, and this can be
renewed for a further three year period.

who invented the visa?? hes caused some headakes since around the world.
BANGKOK (thaivisa.com): -- In a crackdown on the 60-days tourist visas, several Royal Thai Embassies and Consulates has announced increased screening of tourist visa applicants. We also have several reports on the Thaivisa Forum that this practice already has been enforced by some Embassies and Consulates.
The joint announcement reads: "As there has been a number of visa applicants having entered Thailand via tourist visa and misused it to illegally seek employment during their stay and, upon its expiry, sought to re-apply their tourist visas at the Royal Thai Embassy or the Royal Thai Consulate in neighboring countries, requests for visa renewal by such applicants are subject to rejection as their applications are not based on tourism motive, but to continue their illegal employment, which is unlawful.
This is in accordance with the Immigration Act, B.B. 2552 which stipulates that visa applicants are required to clearly express their real purpose of visiting Thailand. Should the case be found that the applicant’s real intention were concealed, the application will be rejected.
Please be informed that the intention of applicants to repeatedly depart and re-enter Thailand via tourist visa issued by the Royal Thai Embassy or the Royal Thai Consulate in neighboring countries in recent years upon its expiry, is considered as concealment of real purpose of visiting Thailand. Thus their visas applications will be rejected."
Foreigners living in Thailand are advised to obtain a Non-Immigrant visa, which can be extended up to one year by the Thai Immigration Bureau.
Thaivisa.com has today confirmed with the Ministry of Foreign Affairs in Bangkok, that the extended applicant screening will take effect immediately.

Details of our new business listings are detailed below.
Please feel free to phone us if you are in Thailand on 02.642.0213 to discuss any of these listings.
But first we would like to provide you with
details of recent business transfer
activity:
Acquisitions (Closing and New Owner
Take Over):
Franchise Restaurant in Sukhumvit - acquired for 2,600,000 baht.
Offer to purchase accepted and in the
due diligence stage:
Bakery and Restaurant in Samui - offer of
4,000,000 baht accepted, still in due
diligence.
Franchise English Language School - offer of
550,000 baht accepted, still in due
diligence.
Restaurant in Sukhumvit - offer of 900,000
baht accepted.
Franchises are being offered throughout Thailand in a brand new venture promoting Discount Travel Vouchers in every relevant city. Each franchisee will be provided with display stands and all relevant materials, and will be backed up by a well developed website that will feature sections dedicated to each franchise. This totally new concept provides the latest hot travel deals, incentives and bonuses while giving away free flights, free tickets and free vacations. The website is considered to be an important part of the franchise as it targets people prior to travelling to a city and gets people interactively involved with free membership and prizes to maximise product awareness. Based in Australia, the founding company has a history of graphic design and printing and recently added website design to its range of services.
Provided with each franchise will be
individual company registration, all
marketing material and stationery, 100 wall,
table and floor stands, all printed
advertising vouchers (minimum 10,000 of
each), all artwork, a dedicated website,
website maintenance, content update, city
write-ups, a main prize giveaway (usually two
round trip air tickets to the city starting
from any destination in the world and
promoted on the main website), regular
monthly giveaways of local prizes (shopping,
services, dining, accommodation and travel
packages) and support. Franchisee investment
is expected to be recouped within two years,
but the owners feel that this could be
achieved even sooner. As the company is due
to launch in December franchisees are eagerly
sought for Pattaya, Samui, Phuket and Chiang
Mai (other cities are also available), while
master franchises for neighbouring countries
are also negotiable. (BKK13765)
Total
Investment to Own: 9 million baht per
franchise.
This Website operated until recently
as a fully fledged business that had positive
results, but the owner let it slide as he
became interested in other projects. Brand
name recognition was good two years ago, but
would now need building up once again. The
website still generates a lot of enquiries,
however, and ranks number one on page number
one for all relevant keywords with leading
search engines. All enquiries are currently
outsourced to another company, who pay a flat
rate of five per cent of the net profits in
commission for each job. Names and
information of all the subcontractors will be
provided with the website, which has been
priced to sell. The owner feels that the
sale would interest an investor just starting
out in the renovation industry, or an
existing company looking to secure more good
leads. (BKK13761)
Total Investment to
Own: 200,000 baht.
This Bangkok based company specialises in
Electronic Commerce (e-commerce) and
consists of five well established websites.
Over 300 clients have renewed their annual
memberships during the last year, helping
receipts to total 3,493,532 baht; these
yielded net profits of 2,036,377 baht after
all deductions were taken into account.
Monthly rent of just 12,000 baht is payable
for a centrally located office, while
salaries total 107,000 baht per month for
seven full time employees. There are very
few other expenses to worry about however,
with utility bills and minor incidentals
constituting the remainder. The company is
well established after six years of growth,
but the shareholders have recently voted to
seek a sale as they wish to invest in an
unrelated venture. Assets worth around
300,000 baht are included in the sale.
(BKK13760)
Total Investment to Own: 3
million baht.
UPDATE! The owner has now
decided to return to his home town, and will
therefore accept much less to achieve a quick
business transfer. The asking price has
consequently been reduced from 1,600,000 baht
to 1,250,000 baht, even though extra shelving
has now been added and the inventory of stock
is worth much more (approximately 800,000
baht).
Established eight years
ago, this Chain of Fashion Shops has
grown to encompass six outlets in prestigious
Bangkok shopping malls and department stores.
A complete range of designer fashion items
are stocked, including handbags, apparel,
shoes, jewellery, beauty products and leather
goods. The present owner has been in place
for the last two years, but has recently
realised that the enterprise has now grown
too big for him to handle on his own, as he
also has other projects to manage.
Consequently an investor is being sought to
acquire the entire chain. Annual receipts
average approximately 3,000,000 baht, but 30
percent of this amount is payable for rent
and utilities at the stores. The other major
outlay is for staff salaries, which total
50,000 baht per month for seven full time
employees and one part time worker. The
outlets vary in size, with the largest
measuring 96 square metres. A valuable
inventory of stock is included in the asking
price. (BKK13255)
Total Investment to
Own: 1.25 million baht.
UPDATE! The asking price
has been reduced from 5,000,000 baht to
4,250,000 baht.
This five
storey Bangkok Guesthouse sits in a
lower Sukhumvit soi, close to a major
hospital, a Skytrain station and an abundance
of nightlife venues. A long renewable lease
contract has been negotiated, and this does
not run out until 2020. Planned owner
relocation forces the sale after four
successful years; detailed financial results
will be provided for interested parties to
examine. Rent is payable at a rate of 80,000
baht per month, while salaries totalling
30,000 baht are payable every month to four
full time employees. The seven room
air-conditioned guesthouse is augmented by a
massage salon with four rooms for Thai
massage, foot massage and herbal massage. A
beauty salon sits on the ground floor, along
with an internet area. Capacity is at 90 per
cent almost all year round, mainly due to the
excellent location close to the hospital.
Assets worth approximately 1,500,000 baht
will be included in the sale. It would be
possible for the new owner to open a bar and
restaurant on the ground floor as there is
already a small kitchen in existence.
(BKK13738)
Total Investment to Own:
4.25 million baht.
UPDATE! The asking price
has been reduced from 2,600,000 baht to
2,400,000 baht.
The owner of
this Bangkok Guesthouse is planning to
move overseas, and must therefore listen to
offers for her brand new enterprise. The
guesthouse sits in a quiet residential area
near Sukhumvit Road, close to a BTS Skytrain
station and a major shopping centre. In the
immediate vicinity are numerous restaurants,
bars and spas. Many customers have already
been attracted to the stylish residence, even
though trading only began a few weeks ago.
Nevertheless, the owner feels that a
marketing campaign needs to be undertaken for
maximum awareness. The property features 12
uniquely styled air-conditioned rooms with
en-suite bathrooms. Flat screen television
sets, key card security and free Wi-Fi
internet connection is provided in each room.
Rent is payable at a rate of 30,000 baht per
month on a long nine year lease contract
(three years with two renewal options for
three years each). A website with online
booking has already been developed and is
attracting interest. (BKK13737)
Total
Investment to Own: 2.4 million baht.
UPDATE! The asking price
has been reduced from 5,500,000 baht to
4,800,000 baht, but the owner is keen to sell
and will listen to all reasonable
offers.
This Pattaya enterprise
consists of a number of Serviced
Apartments and Mini-Marts. The main
building is a serviced apartment hotel with
nine fully equipped rooms decorated in
European style. Only renovated four months
ago, the four storey hotel features brand new
assets; all rooms are now air-conditioned,
and equipped with cable television, hot
water, mini-bars and refrigerators, while
entrance is protected using a security key
card system. Early results have been
positive, with receipts increasing by the
month. The ground floor is home to one of
the company's mini-marts, while another is
located nearby on a busy soi.
Both mini-marts are well equipped and
supplied by the same contractor used by well
known brand name franchise mini-marts in the
area. The second mini-mart sits on the
ground floor of a building with another three
freshly renovated serviced apartments; this
building sits close to condominium complexes
and a leading hotel, and foot traffic is
consequently always high. Over 3,500,000
baht has been spent in total on renovations
and assets in both buildings. Projections
for the first year of trade would see
receipts total around 5,000,000 baht for the
mini-marts alone (not including apartment
revenue), and these are expected to produce
net profits of almost 1,300,000 baht. Stock
worth approximately 700,000 baht is included
in the sale, along with a registered company.
(BKK13729)
Total Investment to Own:
4.8 million baht negotiable.
UPDATE! The owner is now
highly motivated to find a buyer, and has
therefore drastically reduced the asking
price from 3,200,000 baht to just 800,000
baht.
This Pattaya Property
Agency was established three years ago,
and has expanded to a stage where it earned
net profits of approximately 1,000,000 baht
during the last financial year, from receipts
totalling roughly 1,600,000 baht. The
sophisticated website attains very good
search engine rankings and contains details
of hundreds of properties for sale and for
rent in the Pattaya area. Extensive
advertising has been carried out over the
last three years to give the company
excellent brand awareness, while good
customer feedback has led to a very
favourable reputation within the Pattaya
area. The owner of the company has recently
decided to sell so that he can concentrate on
his core business interest. (BKK13645)
Total Investment to Own: 800,000 baht.
The owner of this successful Phuket Restaurant has recently decided to relocate for the betterment of his son's education. This means the enterprise is being offered on very attractive terms that equate to approximately one year's net profits plus asset value. An excellent location on the main road in Chalong was secured for the 60 seat 300 square metre enterprise, and a wide ranging menu featuring the best of local and international cuisine was implemented at inception.
The enterprise has proved popular with locals and tourists alike, and in the last financial year saw receipts totalling roughly 2,700,000 baht yield net profits of approximately 1,100,000 baht. These figures include additional income derived from room rentals, as there are also seven guestrooms onsite fitted out with en-suite bathrooms, cable televisions, hot water and safety boxes; from November these rooms are fully booked all through the high season.
The restaurant provides indoor and outdoor
seating areas, and the meals are dispensed
from a very large professionally equipped
kitchen. Four full time employees are
retained on salaries that total 55,000 baht
per month. A long lease that is renewable
every three years has been negotiated on
rental terms of 35,000 baht per month,
although rent will rise to 55,000 baht per
month in 2011. Assets included in the sale
have been valued at 1,200,000 baht.
(BKK13764)
Total Investment to Own:
2.4 million baht.
This Mexican Restaurant is located on
the main road at one of Phuket's most popular
tourist beaches. Measuring 90 square metres,
and sitting on 1,600 square metres of land,
the restaurant incurs monthly rent of just
12,000 baht. There is also a three bedroom
house onsite for owner accommodation. A long
lease has been negotiated, and permission has
been granted by the landlord for the
extension of the restaurant or construction
of another business property. Six employees
have been hired (three of these work part
time) and their take home pay normally totals
around 30,000 baht a month. Expenses are
very low, and consequently last year from
2,500,000 baht in gross sales the owner was
left with 1,600,000 baht in net profits.
At present the restaurant is only open for
five hours a day, so if the new owner wished
to extend the operating hours then profits
would almost certainly increase. Assets have
been valued at about 260,000 baht. The owner
is amenable to financing if required, and
feels that the enterprise offers good value
and an excellent opportunity for a retired
couple. Currently the manager takes care of
the business; this is because the owner is
busy on another project and consequently
feels that a sale is merited. A very
attractive asking price that is basically
equivalent to one year's profits plus asset
value has been set for a quick sale.
(BKK13763)
Total Investment to Own:
1.9 million baht.
UPDATE! The asking price
has been reduced from 11,500,000 baht to
10,500,000 baht. The owner will also now
accept just 50 per cent of this amount as an
initial investment, with the balance payable
during the ensuing
year.
Located just 100 metres
from Patong Beach, this two year old freehold
Phuket Apartment contains 80 square
metres of living space. Featuring one
bedroom, a bathroom, a living room, a balcony
and a kitchen, the unit sits within a five
star apartment block and is furnished to a
very high standard. The building has good
facilities including a swimming pool and a
restaurant, and is considered to be one of
Patong's finest. Recently the apartment was
rented out during high season for 45,000 baht
per month. The owner will soon be relocating
however, so an opportunity has arisen for an
investor who either wishes to live in the
area or has a view to a rental income.
(BKK13717)
Total Investment to Own:
10.5 million baht.
Profitable since the second year of trade, this Koh Tao Restaurant has been lucrative ever since. Roughly 8,000,000 baht has been invested; the existing structure has been completely renovated while a garden dining area has been constructed. A very good worldwide reputation has been built up and positive reviews have been printed in several leading guidebooks. During the high season it can often take a three day wait for a customer to reserve a table. The owners feel that the quality of food, beverage and service is second to none and that a unique ambiance has been provided; they take a very hands-off approach to the endeavour these days as expert chefs and employees that have been in place for three years can be trusted to perform their duties to a high standard.
A potential opportunity has arisen for the owners to move on to another exciting project, but they are in no hurry to leave, and have set a two year time limit on selling the restaurant, such has been the enjoyment the project has provided so far. Lifestyle should be the primary motivation for prospective investors, the owners feel, and the restaurant would therefore suit a retiree looking to enjoy the good life, a young chef who's saved enough money to start out on his own or a couple looking for a quality first family venture. In short, the restaurant is a dinner only, high-end, fine dining venue catering to a mainly 30 something crowd of European (predominantly Scandinavian) clientele. There are only two really low months, in May and November. Being a seasonal business most of the cash flow is earned during the high season, however the restaurant is open and profitable all year round.
Annual gross sales have averaged 8,800,000 baht over the last three years. The main overheads, after food and beverage costs and utility bills are taken into account, are rent payable annually in advance (450,000 baht per annum) and salaries that normally total between 70,000 baht and 80,000 baht per month (10 full time employees are supplemented by part time workers as the season demands). Annual net profits normally come in at around 2,200,000 baht.
The three storey stand alone property sits at
a prime high foot traffic intersection at the
busiest beach on the island. Delivery
friendly, the property features a street
level dining area, a bar, a lounge, a private
dining room, an al fresco garden dining area,
a split level wooden dining deck overlooking
the garden, a fully equipped garden grill
kitchen, a professional indoor kitchen and
climate controlled wine storage. The
inventory of stock is normally worth between
300,000 and 500,000 baht. (BKK13762)
Total Investment to Own: 9 million
baht.

The distraught step mother Mrs Jintana aged 30 had cared for Nathan since he was 5 years old. She explained that Nathan had been swimming in the 1 metre deep pool before his disappearance. According to the Pol. Lt. Col. Anuchart who was the officer assigned to the case, Nathan had been in the company of his older brother 15 year old Reece Clark.
The information concerning the older brother came to light some time after the incident and it is understood that Reece helped Nathan to lift off the grill. Whilst looking for Nathan, Mrs Jintana realised the metal grill which deters swimmers from entering the engine compartment was open. She summoned the help of the lifeguard Mr Dumrongsak, aged 40, who works at the park.
Mr Dumrongsak, refused to believe the grill had been opened and that after 10 years of service he had never encountered such a problem. When he eventually agreed to help, the body of Nathan was found submerged in water in the engine room.
